I have lived in this community for almost 2 years now, and I have to say it has been a really great experience. For one, the amenities are great. The onsite fitness center has everything I need; the pool is always clean and well maintained, and I'm a big fan of the free coffee maker (huge money saver there considering my coffee consumption lol). What makes this community stand out to me though is its people. The staff here are some of the kindest, genuine, and attentive people I've met. They are constantly hosting community events and are always looking for other ways to get the entire community together. My wife and I love it here and we don't plan on leaving any time soon.

This has been the most disappointing rental experience in all of Cypress/Houston. 1. My apartment was infested with roaches at move-in. They changed pest control companies but my appointments kept falling through the cracks. 2. They sell parking spaces to make extra money, but when the spaces are bought, they are not announced. So a spot you have been parking in for months will all of a sudden be sold to another tenant and your car will be towed for parking in someone else’s spot. 3. There is a lot of crime & domestic disturbances on this property. Security patrol is only present during daylight hours and not at night. 4. The office staff is unorganized and unprofessional. I had the most difficult time breaking my lease. I broke my lease due to relocation, my company was prepared to pay all of the fees but they don’t allow you to pay when you break the lease, you have to wait to be billed and then you have to basically beg them to accept payment on their portal. I fully regret ever moving to this property and would recommend any prospective tenants avoid it at all cost. There are too many superior options in the Cypress area.

These apartments are completely unsafe. Our apartment was broken into and robbed in broad daylight despite us taking every precaution and keeping our doors locked. We immediately notified both the police and apartment management. Unfortunately, our Ring camera had been taken down temporarily to charge at the time of the incident. After reading other resident reviews, it became clear that this was not an isolated incident and that break-ins and robberies have occurred here before. Instead of being transparent with residents about what is happening on the property, management sent out a vague email referencing an “uptick in crime in surrounding areas,” while avoiding the fact that these crimes are occurring within their own apartment community. When we explained that we no longer feel safe living here and requested to break our lease, we were told we could not because the incident involved a “third party.” There has been little to no compassion shown for the emotional distress and anxiety this situation has caused our family. Since this happened, I constantly feel anxious leaving my apartment and struggle sleeping at night knowing our home was violated. No resident should feel trapped in a place where they no longer feel safe, yet we are now stuck fearing financial penalties if we leave before our lease ends. Please seriously consider resident safety before choosing to live here.

The management here is rude, they never answer the phone or emails. Communication is poor . If I had the option to give them 0 starts I definitely would.

I just renewed so I feel comfortable writing a review now. Overall, this has been a great place to stay. The front office staff is very friendly and amazing. Last year, they actually noticed that I had some very sad looking curtains on my balcony. Alexis (community manager) reached out and offered to replace my curtains as part of an opportunity called “WOW Our Residents”. I thought that was sooo sweet and definitely solidified an already good impression for me. I’m sure my original curtains were an eyesore, so thank you for taking pity on me LOL. Ki’Erin and Chelsea are also so sweet. Maintenance requests are handled quickly; usually same day or next day. They have regular pest control if you need it; I haven’t had any issues with pests in the two units I’ve lived in. The units are clean and spacious; walls are a bit thin, but no different than other complexes I think. The entry gates consistently work and the complex is clean. You will regularly see staff around cleaning up and they’re very friendly as well. They bring out people at times to power wash the breezeways to break up dirt and nests on the walls, or repaint front doors. Landscaping is taken care of regularly too. Parking is great, I’ve never struggled for a free spot to park in at any time of the day. They have events to bring the community together; there was a paint and sip last year that was super fun, they had a Valentine’s Day grab-n-go, and they’ve got some type of Easter egg hunt going on right now. Onto some of my complaints: I agree with another review that mentions getting some type of play area for the children (though I’m not sure where else they’d put it). The kids don’t really have anywhere else to play so they hang out around the clubhouse and are so, so loud. Sometimes actually screaming at the top of their lungs. This can go on until about 8pm. So I recommend not living in the buildings surrounding the clubhouse unless you can handle that. There can also be some BBQs/get togethers happening (not as often), and they can sometimes go up until right before quiet hours start. I’m home often and get easily overwhelmed by noises so this was a hard line for me. I’ve noticed that the outer buildings are quieter throughout the day. Second, the gymmmmm. It is the amenity I use almost daily. It’s a functional and decent apartment gym—has all the basics. Some of the equipment could definitely be replaced, but it all works. My only complaint is tenant compliance in there. Some people treat it like their home gym that’s not shared with anyone else, so they don’t re-rack their weights or wipe their machines down. Some people bring their young children, which is fine, but their children are playing on machines or with other equipment. Management has addressed this a few times, but I know I can be intense about clean and orderly spaces lol, so I’ve resulted to changing my workout times and just focusing on cleaning up after myself. Still rating 5 stars. Despite my few complaints, Highpark’s intent and impact make this a great place to live. Staff is great, location is great. All the things.
