Rented through Landing for 2 months during a home move. The place has serious maintenance issues that need to be addressed. The pool was never cleaned or operational. The front gate never worked and I ran into homeless people living in vans and squatting in broken into garage units throughout the complex. You also had random large business vans/semi parked inside over night taking up parking. For my unit the refrigerator stopped working and it took maintenance 1 week to stop by and address. My food was rotted by then. The only reason I’m giving this place 2 stars and not 1 is they do have new ownership that’s started to address maintenance issues, but they need to seriously start cracking down on garage squatters, random businesses using it as vehicle parking and the homeless people walking into to complex at all hours.

Trust me if I could give ZERO stars I would. Please save your money time and peace of mind when considering moving here. I've been here since 2023 and when i say i cannot WAIT to give these keys back to this horrid place at the end of this month. HORRIBLE and i mean HORRIBLE communicators, i've had to go to corporate multiple times. Band-Aids over bullet holes when it comes to maintenance. Different people in office every time you go. Gate? never works. I've lived in three different units including the unit i'm currently in. And before moving to a new unit, I'm always sure to take pictures and videos of the previous unit proving no damages or issues. I also always confirm with management no balances are due. Well i just found out, chances of getting your deposit back? kiss that goodbye. Why? cause final balances will eat it up AND THEY WON'T TELL YOU. Then because you're unaware there's any balance after ASKING THEM you'll find out a year or two later you have a balance in collections you never knew of. I'm so SICK of this place, and the stories i could tell smh. How my car was broken into TWICE. How i had to break in my own window just to access my apartment cause maintenance refused to fix my door after MULTIPLE requests. How when i moved to the unit i'm currently in, had to take a cold shower for a week cause the water heater was broken, cabinets literally fell out of the hinges, dishwasher wasn't set in place, there was a whole towel lodged in the garbage disposal when I moved in. Like??? Im glad to be done and to put this place behind me in just two more weeks. Wouldn't recommend this place to my WORST enemy. 06/19- well well well...guess who thought she was finally done with this hell hole and just found out SHE'S NOT. Why? because two months after moving out, i get a message that i still owe a balance. Mind you, i confirmed with office staff when i turned in my keys that i had no remaining balance. THEY SIGNED OFF ON IT. Because of my previous experience with this place, i knew to take screenshots of my payments, so i know for a fact i owe them nothing. Took pictures/videos of my unit as proof, there was nothing left behind or damaged that would incur additional fee's. Yet im getting messages that i owe a balance. AGAIN if i could give zero stars i promise i would. Guess who wont be getting another dime out of me...get yall's records straight and LEAVE ME ALONE!

Horrible horrible horrible I can’t even express my frustration right now … I signed a lease that was for the promotion that they were having for six weeks free and they changed company’s and now they can’t find my lease I have been living here for a month and a half now and I go to the office on a weekly asking to fix the error on how much money I need to pay .. now they are saying I need to pay more of the deposit and they are gonna redo my lease but nothing has been done they always say we are going to message Cory and apparently Cory never responds .. went up there to talk to Cory and he said he was going to resolve my issue never got done now I’m stuck here waiting again cause my balance says over $2700 for a two bedroom apartment please don’t come mere if you don’t want any problems go look for somewhere else where they do care about you.. hope fully CORY calls me before the end of the day to get this issue resolved …

***WORST LIVING EXPERIENCE EVER*** The day I moved in, current residents told me not to. I wish I would have known before signing my lease. I have lived here since February 2026. I have had nothing but problems since I have moved here. The first 6 days I lived here my vehicle got towed because my vehicle wasn't registered, but I gave my tag information to the office when moving in and filling out my application. That was $204, but after a month of complaining they reimbursed me only $150. I have not had access to my mailbox because I do not have a key. There has a been a bad sewer/dead smell since living here, gnats, and roaches. Gnats in my food on the counter, and in my refrigerator and freezer dead. Management doesn't answer the phone in the office. I have had a leak under my kitchen sink and my master bathroom sink for over 30 days. Management has changed 3 times since I got approved in November 2025 and twice since I have lived here in February 2026. The laundry room door code doesn't work, there are dead roaches, washers and dryers don't work and are outdated. It's a gated community, but the gates are left wide open and haven't been working since I've lived here, and they don't know when they will be. The pool was supposed to open in mid April and now it's Memorial Day. The pool is never clean. Pools in apartments around us are up and running.This has been the worst living experience I have ever had in my life!! It is most definitely mentally exhausting and draining. I wouldn't recommend anyone move here. I had to start life over and this was my freah start and it has been a very traumatic experience.

I am very indignant and saddened, especially by the staff. I moved in May 2026, and as soon as I entered my apartment, the dishwasher was broken next to the microwave. I went there many times, and nothing was ever done. The day I finally became uncomfortable was December 30th, and they fixed it on December 31st. I don't want to leave, but I'm in a place where I have no peace of mind. They paint the apartments, and I have asthma, and they don't even send you a message informing you what's going to happen. When you go and complain because the smell is so strong it makes it hard to breathe, they tell me to go home; they have nothing to do with it. They weren't very helpful. The manager tells you one thing one day and something else the next. And she's not capable of fixing things or trying to show respect to the residents. You go to the sheepfold and you see her just chewing gum. She told me I had 60 days to leave a place where I'm already settled and I don't want to move. I don't know what to do, I'm desperate 🥲🥲🥲 They even treated my husband like a dog
