The Lodge is an excellent place to live. The units are well priced for their quality. (Currently paying ~$1400/mo for a 2 bed 2 bath unit with a large balcony and lots of room inside as well) Ashley was a wonderful help throughout the entire move-in process. She is very friendly and understanding, and she lives here too which is a huge plus in my eyes! I always feel like I'll get a more honest answer when the front desk lives in the same apartments we do. Having direct access to the Trinity trails has been very nice in the evenings. Maintenance has been a little slow, but none of the issues we had needed to be resolved quickly. I am sure they will get something done promptly if it is an actual emergency. Definitely recommend living here! Updating my review on 2/6/26 to say that there has been a change and now the maintenance is fast and fixes things much better than they used to! I've had tickets responded to on the SAME DAY before, absolutely nuts. Excellent work from Lodge and their management.

The apartments looks great inside and out. Grounds kept up and clean. I was in a situation where I needed something quick. Ashley was awesome. She got me into a unit quickly even with the short amount of time I had to do so. She was helpful, precessional, and very polite. I highly recommend contacting Ashley if you are looking for a new place to call home and leasing at the lodge at river park.

Ashley in the office has been super helpful and kind to me over the past few years that I've been a tenant here. It's great to be able to talk to a human being, as opposed to an AI leasing agent like I've seen at many other properties. The maintenance staff, especially Kevin, has also always been really helpful and kind. :)

This is a wonderful place to live! A peaceful setting among large oak trees and well maintained. Wonderful location directly off on the Trinity River walking trails. The office staff is very professional and always polite and supportive when needs occur. The maintenance people are very friendly and try to get service needs completed quickly. This has been the most best experience in apartment living. I highly recommend it!

I’ve lived at The Lodge at River Park for over a year and just submitted my notice to vacate, so I finally feel comfortable leaving an honest review. There are a few positives. The location is great, the complex feels safe, and the residents are friendly. The gym and dog park are both nice features, and the pool is great when it’s open, but it’s been closed a lot during my time here. Kevin on the maintenance staff and Ally in the office are both very kind. Unfortunately, there have been many downsides to living here. I originally signed a lease for a different unit but was told just before move-in that it wouldn’t be available. I was moved into another apartment, and when I arrived, the condition was awful. The carpet was full of hair, there were bugs throughout, mold in multiple places (including vents and under the hot water heater), and the hot water heater was barely attached to the wall. I requested a second cleaning, and even though the cleaners did come back, the hair was still left in the carpet. I ended up deep cleaning it all myself just to feel comfortable living there. I am paying for a “renovated” unit but much of it was covered in rust, mold, or in disrepair when I moved in. I've had ongoing issues and have had to submit multiple service requests. Maintenance requests typically take over a MONTH to be addressed, and when someone finally does show up, the fixes are usually just cosmetic. Mold was painted over or only vent covers were replaced instead of addressing the root cause. One of the worst issues is a crack in the wall behind my shower that has caused water to leak out. I submitted a maintenance request with videos, and after more than a month, maintenance came to check it out. They found that the compressor above my unit had been leaking, and because there was no drainage pipe, water had been collecting in the wall for a long time. He explained that if he opened it up to repair it now, it would likely send rust and mold all over my shower. Because of that, we both agreed it was better to leave it and let them handle the full repair after I moved out. I’m now seriously concerned about the potential health effects of having lived with a mold infestation for so long. Prolonged exposure to mold (especially in the walls and vents) can have lasting health consequences, and I’ve begun to worry about the long-term impact this might have on me. The exterior of the complex is not well kept. Spiderwebs cover the breezeways and stairwells, and I avoid touching anything when I’m outside of my apartment. The dog park is nice and there are dog clean-up stations around the complex, but they almost never have bags and the trash cans are usually overflowing with waste. The attached photos are from when I originally moved in, and they show the extent of the mold, vent condition, and how the hot water heater has a hole that’s completely eaten through the platform it sits on. The spiderweb video from the breezeway was taken just a few days ago. If you’re looking for a clean, well-maintained apartment with a responsive office and reliable maintenance (especially when it comes to serious issues like mold) this probably isn’t the place for you. But if location and basic amenities are your main priorities, and you’re comfortable handling a lot of problems on your own, it might work for a short-term stay.
