We are having a great experience living at The Club at Stonegate. The community is well maintained, quiet, and very well located (markets, commons, great elementary school and facilities are 10-15 minutes by walking), with easy access to everything in Fort Worth. The apartments are comfortable and well designed, and the management team has been responsive and helpful whenever needed. The common areas are clean and organized, and overall the environment feels safe and welcoming, specially with several social supported by the adm. As a general note for future residents, train noise can be noticeable at night, although it hasn’t been disruptive for us. The fitness center could also benefit from a few additional treadmills considering the size of the community. Finally, it’s important to pay close attention to the parking rules, which are strictly enforced. Overall, we’re very happy with our choice and would definitely recommend the community as your first stay in DFW.

I moved in to TCS in Jan 2021. I have always paid my rent on time. We added a dog (paid $300 for security and $25 each month starting in June 2021). December 20 2025 I got an email saying that I owed $433 in late fees and a dog deposit. All I can assume is that this complex has been bought and sold so many times that they don’t know which end Is up. I have talked to someone in the office, I have emailed and texted various amounts of people that tell me that it is being escalated to the top and that it will be corrected and I will have an answer soon and sorry it’s been so long. I have dealt with this over Christmas and New Year’s. Now my January rent is due and it won’t let me pay it unless I pay this ridiculous fee. I was told that when they renewed my lease last January no one added the monthly pet fee but that was their fault and it would be fixed. There are a lot of AI conversations going on that are getting me nowhere. I would take screenshot of every single payment you make because they don’t know how to read their past ledgers or they’re not keeping records. I have weathered many things here like a roach infestation, and being flooded by upstairs neighbors twice. One of the floods went into my garage and they came to fix it while I was out of town and got paint on all the things in my garage., I met with Sandy and pointed this out and she told me she would fix it and I never heard anything again. There are a lot of children that play outside which I don’t mind but the apartment complex does not care about people who drive fast or parents who don’t watch their small children (by small -2-3 YO) outside so just be aware If you live here you are going to be dealing with with this in the parking lot. They have also made many promises of upgrades that never come through or come many many months down the road. Like “security gates” that are always broken. I don’t like to leave reviews but I can’t seem to get anywhere with anyone in the office (like assurance that she would call back that day after everything was fixed and never did ) so all I know to do it to leave my experience here and I hope that somebody will see it and contact me with some way to talk to the Management group and not the front office. Sadly when I moved in they asked me to leave a positive Google review and at that time I did so it grieves me that I have to write this after living here for five years. They don’t care about good tenants.,

Acceptable place to live but you can find nicer/newer interiors in the area for similar price (Eastbank at Waterside, The Elm, The Dixon, Marquis at Stonegate, Marquis at Bellaire). I'd only live here if you have an active dog, as the apartment complex sits in an open green space and there is a relatively good sized dog park for an apartment complex and a dog washing station on site. It's also a fine place to live short term. CONS 1. apartment itself is just ok, some of the units are older (carpet is old, tiling in bathroom is dated) 2. maintenance requests can take months 3. the online portal to pay rent is confusing. it doesn't tell you how much you owe including utilities (which varies monthly) and they charge you a late fee if you are off by a dollar 4. you can hear squeaking from the train tracks 5. management is average PROS 1. affordable for area (maybe $100-200 less than other places close by) 2. location 3. good for active dog 4. includes washer/dryer

DIRTY! In need of repairs. LOUD! My apartment was so bad when I got it I almost walked away leaving my deposit and first month’s rent. Here’s why: DIRTY! Food on the stove knob, front of dishwasher, kitchen backsplash, and kitchen floor. Pee on the base of a toilet. Thick dust on air vents. Thick dust in cracks outside shower. Hair in shower. Mold on a bathroom air vent. Dust and cobwebs on walls. Dryer was so packed with lint it took 4 hours to dry a load of towels. IN NEED OF REPAIRS Freshly painted cabinets with hideous paint job that was obviously done over filth because fresh paint is chipping when I moved in. My bathroom cabinets look like a kindergartener painted them. Missing cabinets knobs. Peeling and torn linoleum in kitchen, bathrooms and laundry room. Bathtub refinishing was peeling. All 3 toilets leaked. Balcony door very difficult to open and close. Porch light missing cover. 8 light bulbs were missing or burned out! LOUD!!!!! The close by trains make whistling and clanging noises and even honk their horns alllllllll night long!!! I can hear the neighbor kid screaming through the walls. Traffic is sometimes loud. THINGS THEY FIXED: - Had the air ducts cleaned and replaced the moldy one. - Had the dryer vent cleaned. - Repaired leaky toilets.

I moved in about 6 weeks ago, and the experience so far has been bad. Before moving in, I went back and forth with the management team because they weren't writing up my lease with the proper terms and concessions. After move in, I have dealt with cockroaches in the dishwasher, kitchen, bathroom, bedroom. In addition to the roaches, I've put in maintenance requests for the toilet breaking, my window not being able to close all the way, sink leaks, and numerous electrical outlets being out. Maintenance is okay, but can be sloppy in their work most of the time. I have come home to find caulking on my dishes after maintenance has been working on my sink while I wasn't home. The front office is hard to reach with their automated system, and when you do get through they don't pick up. Parking is a challenge, with a only a small number of spots being free. The parking system makes it seem like management is forcing you to pay for the reserved spots or struggle to park. I'm only giving it two stars because they are the cheapest rent around the area. But to anyone considering living here, my advice would be to pay a little more and live in a pest free, well maintained, properly managed complex. This place isn't going to be getting better anytime soon.
