I lived here from 2023 to March 2025. South400 has all of the basic needs for an apartment complex but nothing more. For the most part, the inside of the apartments is safe and secure for a downtown apartment, but cars were constantly broken into in the garage. I don't think there was more than 15 consecutive days where the garage gate worked as intended. We had a leak in our apartment for the entire time we lived there. By the time we were leaving, they were finally doing work to the exterior roof to hopefully fix the issue. When we wanted to extend our lease for 14-15 months, we were told they only did 12-month leases. Three months later, our friend and neighbor got her lease renewed for 14 months. She also found out the person who moved into our old apartment was a leasing agent. It's very clear we got told no so they could give the apartment to their leasing staff. South400 is fine, but there are several other much better buildings all within walking distance. We fell in love with the neighborhood around South400 and that was the main reason we wanted to stay. I love this building. It’s quiet and clean. I also want to give a big shoutout to Anna Lainez ! She’s always so helpful, friendly, and professional. Anytime I have a question or need assistance, she responds quickly and goes out of her way to make sure everything is taken care of. It’s clear she truly cares about the residents and keeps the community running smoothly. Her positive attitude and genuine kindness make such a difference — thank you, Anna, for all that you do!

The apartments are comfortable and the staff has been helpful whenever something is needed. Anna, the manager, has always been attentive and friendly. The area is quiet and I feel safe living here. I haven’t had any major issues and I like the community. Overall, it’s a good place to live

I’ve really enjoyed living at Apartments 400! The community is clean, quiet, and well maintained. The staff is always friendly and quick to help with anything you need. The location is super convenient, and the apartments are spacious and comfortable. I especially appreciate how safe and peaceful it feels here. Overall, a great place to live — highly recommended!

This place was awful. Leafblowers all year, rain or shine (which I had to both hear AND smell), particularly outside of business hours and 3+ times per week when you count hearing it from the church too. If they’re so concerned about “maintaining the property,” they should start with the garage door that was always broken. I was ALWAYS coming out to the garage to see someone’s window shattered or balanced on bricks from having the tires stolen. Absolutely no insulation from vertical neighbors or in general (I never got to sleep through the night, see black screen video). I kept my apartment at 71° and was rarely home, but my electric bill was always like $200 for a studio. Roaches no matter how clean I kept the place. Just do yourself a favor and rent somewhere else. Also, my AC blew moist air, and maintenance said there was nothing to be done about it. I would leave for a trip, come back a week later, and my apartment would be at 75% humidity (I bought a sensor for it because it got so bad). And then as you can imagine, mold was a huge a problem. They then tried to charge me a carpet cleaning fee when I moved out… my apartment did not have carpet. Also, they will try to charge you fees that are not in the lease.
