Bryan Flats

The location is great and Alicia, the leasing manager, is nice. That's about all I can say are positives about this place. Communication is poor, maintenance is extremely slow to respond, and parking is abysmal. This complex has no dedicated parking so it's a free for all against everyone else in Southside to get street parking. The pictures show a "quick fix" for my AC unit being defective (put the maintenance ticket in 08/30/25 and still waiting for a new water pump). I feel this has been adversely affecting air quality in the unit. The next picture is a delightful blood splatter outside the elevator that I come home to one evening.

Really a 3.5 only for sound proofing. There is none. Absolutely love the building and the concept and everything else about it. But they left out any insulation in the walls or between floors and you can hear EVERYTHING. Fortunately it's a fairly quiet building in general. But if you need dead silence for school or work, or if you don't like hearing vacuuming, phone calls, music, the elevator down the hall, this is not the place for you.

Had a wonderful experience touring this property. Alicia worked with me when gauging my move in date and my desired floor. I had a million questions before finalizing my lease and she was very patient with me.
