I had the pleasure of meeting the new manager, Ace, and I was truly impressed. He was kind, professional, and went above and beyond to make my visit a great experience. He took the time to show me multiple units and made sure each one was show-ready before we entered, which really showed his attention to detail and respect for the property. It’s refreshing to meet someone who genuinely cares about providing excellent customer service. Wishing Ace continued success in his new role. I highly recommend working with him!

This apartment complex is extremely unprofessional. If you are thinking of moving here, Don’t. The front office Has a problem with keeping staff. There has been numerous different employees within my four years of being here. They fired the only one good employee that they had, Miss Q, who was the assistant manager in actually got issues taken care of. Ace, the new assistant manager is very disrespectful, sassy, and very rude. Although he has only been there for about three days, his attitude is horrible, and he is very demeaning when speaking to him regarding issues. Instead of trying to understand the issue, he argued with me back-and-forth, raised his voice, and was very dismissive. The other two gentlemen in the front office are helpful. However, the phone will ring for hours, and you will go in the office and they are all sitting there laughing and talking amongst each other. The new property manager is helpful. She has always ended up resolving my issues somewhat immediately. Specifically with the rude assistant manager Ace, Erica, the property manager, was very compassionate and finding a resolution after dealing with his passive aggressiveness. It was reassuring to know that Ace will receive additional customer service training because he desperately needs it. I hate that they let such a great assistant manager like Miss Q leave and replace her with someone who is incompetent of working in customer service, specifically residential service. Towing is a huge issue here. There is not anywhere to park & residents are forced to park in guest parking spots. Even if you are a registered resident, they will tow your vehicle due to not doing due diligence on their end within the system. I have been towed twice now. Maintenance is also a issue here. I have had a leaking water heater and they will take several days to come out and complete a service request for it. My air-conditioning also goes out on a monthly basis and maintenance is very slow, completing the maintenance request for it, especially in the heat of summer. I have put in several requests about upstairs neighbors, and complain about noise, as other surrounding neighbors have. Management does not look into the issue, although we have called on duty patrol several times. It has gotten to the point where we have to call the police to get anything done. There’s also an issue with the grounds. There are wasps and insect nest everywhere and they refuse to do any type of treatment to them to prevent bites and stings. Recently when I went to the office to raise concerns about the above, I spoke with Ace and I asked if I can get a number to corporate Or an email for corporate. He stated (lied) that he does not have any contact with corporate and that he does not need to contact them so he does not know the route to go to get in contact with their corporate office. He mentioned that I could try going to valiant website in order to get help, but that he had no clue, since he doesn’t ever need to talk to them. Although I find that hard to believe he was very unprofessional. I plan on following up with corporate to get some of these issues resolved and to suggest additional management training for Ace, As he clearly has not received any in any of his past roles within the company.

If you're planning to live here ………DON’.T !!!!! It is not worth it they ask for good reviews before you even sign the lease! I have been living here a year going on two . From the moment I moved in, there has been multiple issues at this property. The complex has overcharged my unit since october 2025 to February 2026. My bill has risen from $40 to $200-$300. I had to go above the last property manager just to get reimbursement towards my rent because he was a tryna act like it was a leakage in my bathroom and it was because of me ...who are yall hiring as a property managers !???? And this new one seem like she no better …this apartment deserve to be on the dark web how janky they are ..last night They towed cars and expect you to pay for it ; Without putting out temporary towing signs through out the parking lot just sending emails & paperwork on the apartments doors expecting people to be at home or have emails over line painting Thank God i didnt have a emergency for my kids because my car was gone over some line painting …they don’t take the precautionary steps to accommodate to their residents the new management trash ..The new property manager …Trash… Good luck ..gas is $4 and yall towing residents cars for $400 over some line painting that you could’ve put in the parking area like a logical property would’ve but save yourself a headache don’t move here these reviews aint lying

If you're planning to live here, don't. From the moment I moved in, there has been a variety of issues at this property. Our MAIN issue at the moment is the complex overcharging on water and sewer charges. The complex has overcharged my unit since January 2026. My bill has risen from $40 to $200-$300. They refuse to credit me the amount I have been overpaying, and only respond when threatened with a lawsuit. Even then, the manager lacks urgency and proper communication skills. When my boyfriend and I first moved in, we asked to include a washer and dryer in which they took almost a month to install. The building complex is not well maintained at all. The halls are dirty, you'll find trash on the ground, sidewalks, and anywhere you really walk too. On top of that, yes they may have valet trash, but beware of the PILE of trash you and your guests will walk by everyday. Instead of attempting to fix the trash compactor or identify another solution, a second bin was added in front (pictures are below) to accommodate for all the trash being thrown. Since the doors to the trash compactor remain open, be wary of coyotes consistently getting into the trash and seeing dirty diapers all around the parking lot in the morning. When you call the leasing office to talk about an issue, don't expect a solution right away. If you email the leasing manager, Erica, don't expect a response either. I have had to leave work early just to be able to communicate to someone as the emails and calls go unanswered. The only way you will be able to reach out to someone, is if you PHYSICALLY go in person. Maintenance orders will take around 2 weeks to complete. Our dryer broke, and every day, they continued to tell us someone was heading to our apartment right that second, and no one ever came. It took me calling everyday for them to allow us to use another unit to dry clothes. Then it took another week for them to fix our dryer. The parking situation is also horribly constructed. Unless you pay for a garage or reserved parking space, you will have trouble finding an open space after 9 pm. Overall, living here has been a headache. The price may seem right, but it comes with many issues. Update: to ADD, we reported our overcharges to the Public utility commission of texas, and they agreed mercer has violated how they bill residents. so BEWARE. i am waiting till the day i can finally leave the dirty place.
