I definitely would never recommend this place. The pool only works for two months in the summer and then it's out of service. The gates to enter the complex never work, the buildings are unstable and have many cracks. It takes them weeks to come and fix anything, and there are so many other problems I wouldn't even finish listing them all. In short, I would never recommend this place.

Gregory is an absolute professional. He handles every maintenance request with speed and expertise. Most importantly, he is completely reliable and trustworthy, which provides great peace of mind. Five-star service every time!

This place is a mismanaged disaster from top to bottom. When we first moved in, the unit wasn’t ready. We were paying for a “renovated” unit that looked nothing like what was advertised. There were paint splatters on the floors and counters, dust and mold everywhere, and an active leak in the master bathroom. Upon move in, I requested a garage and was assigned one that didn’t close. Later, I was locked out entirely because the garage was mistakenly reassigned to another tenant after they incorrectly entered the number into their system. I was left without parking for two weeks in an area with extremely limited parking despite repeated calls and visits to the office. We had recurring issues with both the AC and heater. From February to April, our unit had no functioning AC, and we were forced to rely on window units that caused our utility bills to spike. We also submitted multiple high priority maintenance requests that went unanswered for weeks and were only addressed when we repeatedly followed up. The entire property is disgusting. There’s only one trash area for 14 buildings with no instructions for the compactor so the recycling bin constantly overflows because people just dump their garbage there instead. The valet trash workers drag bags down the stairs, causing them to rip open and spill garbage everywhere (that was just left there). The gates never work, and the amenities are always out of service. We also experienced multiple water outages during our lease. Our neighbors regularly treated the parking lot like their personal backyard and would throw drinking parties outside with loud music at all hours of the day. After all of that, management tried to charge us for a full carpet replacement for obvious normal wear from our two years of occupancy. Living here was one of the worst experiences I’ve ever had. STAY. AWAY.

My experience with these apartments so far have been great, I’ve been looking into moving for awhile now and the process has been a breeze so far. The assistant manager Ty has been super responsive to my emails which makes me feel good because I know I have had a million questions. Looking forward to moving forward with this place as our new home.

I’ve lived here for about eight months. The Bad: When I moved in, the apartment wasn’t ready, and I had to submit several maintenance requests right away. Management and maintenance are extremely unresponsive. The rent payment system has issues, and instead of fixing the problem or communicating, they add late fees without explanation. Maintenance requests take weeks or months to be addressed, and when they are, the fixes are temporary. Problems like leaks and lighting have gone unresolved for months. Phone calls are rarely answered. The property is poorly maintained. The pool is often closed, the gym equipment is old and incomplete, and even the roads and dog park are in bad condition. Communication is poor, accountability is lacking, and residents’ concerns are not treated as a priority. The gates have been broken since I moved in. If you have visitors more than three times a month, they’ll have to pay for parking outside office hours. Parking is assigned per person on the lease, not per bedroom. Trash pickup times are inconsistent, and they only collect one bag from Sunday through Thursday (if they actually collect it). The Good: The maintenance staff are polite, and Kayla and Christopher in the office are courteous. The main office area looks nice, and they host community events, but it’s only open during office hours. I will update this review later based on how property management addresses these issues. I will probably get a generic reply and a number to call, but I doubt it will help. Maybe a call to 311/Austin Code will motivate them to address these issues.
