Constant issues with black mold. They just replaced all the wooden siding and didn't replace dirty and mold covered insulation. That's typical with this place. Way overpriced with required additional charges like wifi and cable im not even using or want, trash services that's very unreliable... etc... quick service from maintenance when an issue comes up, I have 2 items they never came back on unresolved. A lot of section 8 with constant issues related to that. Im moving out asap.

Living at Canyon Creek Apartments was easily the worst rental experience I’ve ever had. The units are extremely old and barely functioning — lights went out several times, and the AC couldn’t cool below 80°F in the middle of summer, which led to sky-high electric bills. Right after we renewed our lease, management informed us they’d be replacing the building siding, which meant months of constant loud construction noise. The apartment’s air filter system is terrible — dust everywhere, and if you have allergies or sinus issues, prepare to suffer. The area around the complex is filthy, with dog poop all over the grounds and overflowing receptacles that rarely get cleaned. To make matters worse, we were charged a huge two-month fee to terminate the lease early, and even after using our deposit, they billed us extra for carpet replacement and wall painting, even though the carpet was already worn and stained when we moved in. These are essentially worst apartments you can possibly get with luxury prices just because of the location. I’ve never had such a negative experience at any apartment I’ve lived in before. Stay away if you can.

Shaun, Royia and the whole team at Canyon Creek Apartments have been fantastic. My experience touring was very personable and professional as was the rest of the process moving forward. I felt very confident knowing what to expect when moving here thanks to the valuable insight provided by Shaun during my move-in tour. I have also been very impressed at the quick response times they offer to any inquiries. Definitely recommend!

The units themselves seemed nice enough - no odd smells, seemed properly cleaned, carpets seemed like they got changed regularly. However, I wouldn’t recommend this property largely based on my experience with the staff. I was a walk-in and waited about 15 minutes outside, which was understandable as they had a sign. While waiting, I overheard a female staff member speaking very condescendingly to a resident — definitely a red flag, though I tried to stay open-minded. When the leasing agent, Shaun, returned, he was warm and friendly with another guest, but his demeanor shifted the moment I walked in. I’m not sure what I could’ve done to offend him, as he was like that immediately. He was curt and passive-aggressive, and while he eventually warmed up because I kept trying to remain polite back, the initial treatment made me feel very uncomfortable. I’ve since read similar reviews from others, which seems to reflect a pattern. Disappointing, especially from someone who says they’ve been in the role a long time. Make sure to read reviews carefully — especially the ones that feel more genuine.

I haven't lived here, but I want to warn people that the reason it seems more affordable is because they surprise you with $250+ of extra fees when you go in to inquire. I had a really unpleasant experience this morning with the man working in the office. He was pretty snippy from the get go and I could tell he wasn't happy to be there so I was trying to be really kind. After we viewed the apartment, we were presented with a paper that listed all the extra fees. I said I was surprised by the huge amount of extra fees. He very sarcastically let me know that it wasn't a surprise because he was telling me now. Obviously I meant that this information is nowhere on their listings/online and therefor it was a surprise. He very passive aggressively told me to have a great day. His attitude was just so incredibly unnecessary. Maybe include the extra fees into the price or at least put them in your listings instead of acting like everyone else is dumb for being a little surprised when they show up. Also, part of the fees are for some kind of trash service. Not a cute look to walk up to a new apartment and see bags of trash just sitting outside your neighbor's doors.
