I love living at Perch Denton because of its quiet and convenient location. The office team is quick to respond to any issues that arise.

As an original tenmant, having lived here 2 years and weathering multiple management companies, the only definitive about the Perch is "Beautiful place, incompetent management". First the good: Good floor plans in the units, aesthetically pleasing exterior of community, reasonable amenity offerings, and many of the residents here are friendly and welcoming. Now the not so good: Most of the units either have flooding problems, spider infestations, plumbing issues (sewage backs or has backed up into units), there's a complete lack of available garage units, the gym is a joke and most of the equipment is broken or about to break, and to my knowledge has never been serviced, depending on where you live landscaping is good or terrible, 2-story units are prone to heating / ac problems, the fans by the pool have never worked and there's no plans to fix them (because they installed indoor units outside...). The windows in every unit leak wind, rain, noise, etc... and we're installed incorrectly. Many don't lock or latch either. Management: I hope you never need a reply or anything from them as they never respond - ever. In 2 years and across 2 management companies and 4 property managers I've never received a response to an initial email, in fact I didnt get my renewal pricing information until after the renewal date (a Trec violation), and that took 8 emails and 4 voicemails over the course of 3 months. If you walk-in to address a problem you'll get "my manager isn't here and I'll have to ask them" about anything unless you want a tour of the property. It took 4 months to address my unit flooding every time it rained - and even then they only addressed the flooding and never remediated the flood damage, swollen base boards or probably mold in the unit - many units have had this issue (check for yellowing or swollen base boards if you choose to live here). Most paperwork they have is inaccurate, missing, misplaced or just wrong with the wrong tenant information. They like to randomly email you threatening emails about your pets running rampant in the pool at 2am, despite not having any pets and the fact that you're out of the country for the past 2 weeks - then send you threatening emails because they lost your pet paperwork. It's not all bad, they're so incompetent that they'll give a tour of your unit to prospective tennants, so you can meet some interesting people that way. Also, they don't GENERALLY harass tennants as long as you don't need anything, mostly because they don't know if you live here or not. There is one community social event per quarter, so don't believe the tour hype that they do this. There's more, by this is getting long - so to sum up - living here is a mixed bag - it looks great, but explore deeper and you realize that it's rotting from the inside and has an empty vessel as a management group. There's lots of similar properties within a mile radius that would more than likely be a better place to call home. Good luck!

I’ve lived here for a year and am about to re-sign for my second. My experience has been nothing short of excellent with both the management company and this location. The staff is phenomenal… Ashley and Nancy go above and beyond to make residents feel welcome and supported. Maintenance is also quick, reliable, and truly outstanding. I have only positive things to say about living here. I’d highly recommend this community to anyone looking for a great place to call home—10/10!

Lived at Perch Denton for over a year. Just like any place, there are pros and cons. I've tried to put them down as honestly as possible below. TLDR: a bit pricer than advertised due to "required" extras (see "Cons" #2), but generally a wonderful place to live. Pros: 1 - The entire area is kept clean, quiet, and SAFE. 2 - The pool and work out area are great, especially the pool. 3 - Having a small privacy-fence-enclosed back area is truly a huge plus, especially if you have a dog. 4 - The accommodations are wonderful, and the one bedrooms have enough sound proofing between them that you rarely, if ever, hear your neighbors, despite sharing a wall. 5 - There's a lot of storage space in the units. The walk-in closet, linen closet, washer/dryer closet, and full-size cabinet next to the fridge (in the one bedroom) allowed for ease of both keeping things tidy and for quick cleanup before a guest. 6 - The full size washer and dryer in unit save you a lot of hassle and money in being able to do any laundry at your convenience (I was able to routinely wash larger bedding items like blankets and comforters without any issue). 7 - If you have a unit with a door facing a parking space, you can easily back a moving van up to your unit and extend the ramp right to the door. 8 - The location is convenient for almost everything you could want/need. 9 - Other amenities are all really well thought-out, like the dog park and the pickle ball courts. 10 - Having both a shower and a bath tub that's deep enough to soak in was fantastic. Never ran out of hot water. 11 - The flooring in the units is easy to clean and super durable. Cons: 1 - Registering visitor's cars is good in theory, but bad in practice. The visitor parking registration is for 24 hours and does not allow for more than 4 days of registration in a week. This means if you have one of these two scenarios, your friends/family have to find an open parking lot to park their car where you can come fetch them: (1) if you have them staying with you for a week because they have driven in from out of town; (2) if you have any friend come over for just a few hours more than 4 days in a week. 2 - The "technology package" and trash pick up at your door both cost a lot extra every month and are not optional. This means you cannot choose (ie. shop for) your own internet provider, and it also means if your internet is down, so is everyone's in the community. So, no going into the office building or using a kind neighbor's internet to email in those important work or school documents. Nope. You have to pray you have the time to drive to a coffee house, hope your internet is down during a time when the coffee houses are open, and send them in that way. Also, the trash pick up at your door, while convenient, only occurs during certain days of the week. If you have trash on the weekend, you have to take it to the dumpster yourself anyway. I would have rather done it myself the entire time and not paid that extra fee. 3 - Although they've now fixed this issue in the front of all units (as they installed a piece on the bottom of the front doors), for the majority of the time I lived there, if there was very heavy rain, water came in the front and back doors. There was never flooding, but I did come home and/or wake up at least three times to about a quarter inch of standing water that seeped under the doors and had spread to about 2' - 2.5' in diameter. As stated, this has now been solved with front doors, but I didn't see them install anything for the back doors. Again, this only happened a hand full of time when rain was extremely heavy (including two times where there were flood warnings in Denton proper). Notes: 1 - Make sure to put repair requests through the app. I tried telling management some repair requests once, and, despite saying they'd be sure they got done, nothing ever transpired. 2 - Overall, I think if you could forego the aforementioned "technology package" and the trash pickup, Perch Denton would be well worth the monthly price tag.

We recently toured here scouting for 2 bedroom rentals and this is one of the best communities we visited. The way this place is built and entire feel of this community is very very nice. This will be a perfect place to rent a home for people in and around denton who want to experience of a single family home with decent space, great floor plan, ventilation, lighting, patio space. This is an extremely beautiful and well maintained community and special shoutout to leasing agent Brian who was very sweet, knowledgeable of his units, amenities, interiors and showed us around even after hours with soo much patience.
