This apartment community offers a great value for students, with spacious, aesthetic units that are easy to make feel like home, and a convenient location within walking or biking distance to campus and local amenities. Residents often praise the friendly and helpful staff, quick maintenance response times, and the enjoyable pool area and community events. While many appreciate the overall living experience, some consistent concerns include the reliability of certain amenities like the workout equipment and gates, occasional issues with the elevator in one building, and the quality of the provided mattresses.

Thankfully, this lease agreement ends after two years of mismanagement, unclear charging, lack of listening and just poor judgement by management. My daughter moved here against my advice, following friends during her stay in Denton as a student at UNT. I will not spend all day on this, but here are some highlights: -Getting charged for rental insurance when we posted rental insurance. 6 months of asking it to be credited, never happened. -Move in day: place was not even made ready. Stains on the carpet, dingy walls, ect. Two months in, a flood upstairs leaked down into the apartment. After weeks of complaining someone came in and doused the carpeted and affected areas with a chemical that left a smell for months. Headaches. Bad sleep. When I asked for action, nothing happened. Year two: Posted fees for things that we did not need, but was told nothing could be done with it. Did not sign up for Catalyst Credit Reporting, yet charged every month. Original lease contained electricity as our only responsibility, yet water charged as well. Many, many more. I would make sure you read all the fine print, and cover all bases. Management is inept, doesn't care, and is not available much to solve issues. Today I paid the last rental payment. She is supposed to move out on the 27th, which means I am paying for 4 days that she wont be living there. I guess I don't care anymore. Champagne on Ice. Waiting for that day.

Pool is very nice. Maintenance is very nice and they usually address issues quickly. Front desk people are also nice and helpful.Pretty cool apartments with a nice pool. I love tanning at the pool.

everything is on besides the maintenance team honestly . my ac has been going out since I’ve moved in. they only do a temporary fix & then it’s broken again in two weeks . the amenities are gr8 though , just don’t expect much from Maintenance.

I lived in one of the "upgraded" rooms and commuted to UNT. I'm older and have lived in other accommodations in other places, so I think my input is valuable. Pros: +Good Price. +Walking/biking distance from UNT. The bike lane actually ends at the complex, so it is perfect if you'd like to commute that way. +Units themselves are fairly spacious and aesthetic. Very easy to decorate and can feel like home. +Centrally located and a few minutes' drive from The Square, WalMart, or basically anywhere in Denton you'd like to go. +Staff is nice and approachable. +Maintenance is responsive +Got my entire deposit back Cons: -Amenities are sketchy. The treadmills in the small workout room both need repair, the resident access gates don't work with the FOB, and there is only one bike rack for all three buildings. These problems aren't exactly recent so general site upkeep is a low priority for the owners. -The beds are frankly terrible. I can quite literally feel the springs and I am not a very heavy person. I consider a mattress topper a necessity especially if you're a bigger person, unless you only sleep when you're drop-dead tired. -Carrol Street can be loud. At the end of the day, they could do better, but it's livable.
