Many students find this property to be a safe and modern place to live, appreciating the responsive staff and the overall value for money, especially given recent improvements to the grounds. However, some residents have experienced concerns with ongoing pest issues, occasional noise disturbances, and a lack of urgency in addressing maintenance requests, particularly for older units.

Just moved into my apartment on 4/30/26 and im so glad I did the apartment is so freaking nice and clean and so is the property ! I left Kingswood because of the rat infestation and crime that goes on from car break ins to drug dealing in the parking lot.

I live here now. It’s been a nightmare for 3 years. I thank god that I’ve put in the work to afford my own place and soon I’ll be moving out. With this said here are the major things that weren’t addressed to an acceptable solution. 1) Trash. There’s always cigarettes bud, beer bottles, beat up half broken cars around the properties. The residents trash bin is even placed in an unreasonable spot for all the residence with no talks of improvement. 2) Loud music after hours. For months especially in the summer I would come home to loud music. I can forgive 10-11pm but music playing and/or loud noises stay persist throughout the night til 3-4am in the morning. It seems to be a huge Latina culture of folks that’s responsible. The front office was useless and provided no help for a resolution. Even though they have cameras. Not a cop caller but when it became so aware they weren’t afraid of anyone at the complex, I had to call on 4 separate occasions to make a dent into get some quiet time. They just got smarter. Fornately, for separate reasons, some of the residence couldn’t afford to pay rent. 3) Stolen property/ Property damages. As I mentioned, there are cameras but they’re positioned in a way that doesn’t cover personal tenant property. Example. I pay for a parking spot and every vehicle I’ve had has gotten damaged in the same area on the same side for 2 years. Filed a claim twice and got paid out because of the damages. They claim to not be in line sight, so I just frankly ask where should I park. No solution outside of “we are working on it” has never surfaced. I had to physically confront neighbors to protect my property. Which leads to my next point with stolen package. Even with Amazon packaging and pics, if you have a delivery, plan to be home on time so that packages aren’t stolen. They don’t have a safe secure system to protect anything other than paper mail and sometimes those mailboxes get beat up and broken into. Lastly I’m attaching pics that helps paint the picture. Couple from my apartment where they “upgrade” the units for some sort of Google package. Notice the craftsmanship from work that was done 2yrs ago and how it was left. 4) Outdated units, unprofessional fixes for damages inside of the apartments and no sense of urgency for major repairs. We’ve had the same air filter in our unit for over a year. No accountable and it’s hard knowing who runs the place, the office or the intimates. Ultimately you pay for what you get, there definitely a level of decency that should comes with living in apartment. Flat out, no one in management cares if it isn’t pertaining to collecting tenants money. Sad place to stay and live. Again I Thank God I’m in a better place finically, and mentally. When you know better you do better. The goal is for this property and the property management do better. I have attached photos. The ones to kind of show what I’m saying and ones that show the level of craftsmanship of the maintenance. This is the “upgrade” price increase they forced on me 2years ago. It included an upgraded digital thermostat, redone bathroom and that Google Siri thingy that still to this day, they never came to finish hooking up.
