WHY I WON’T BE RENEWING! I don’t usually leave reviews, but I had to share my experience. I’ve been living here for almost two years. During my first year, before the new management took over, things were actually great. Other than not having regular pest control, the old staff were friendly, and maintenance requests were handled quickly. The price was also reasonable around $865 for a spacious one-bedroom, one-bath apartment. The only downsides: NO washer or dryer, NO Wi‑Fi amenities, and the concrete floors instead of tile or carpet. Everything changed when the new management took over around December 2025. Since then, it’s been AWFUL. The management and staff are extremely rude, unprofessional, and unhelpful. The manager doesn’t even try to resolve complaints, and they rarely communicate! No emails about office closures or schedule changes. Maintenance now takes forever, and pest control still hasn’t been addressed. There is always online portal issues and a $8 fee to pay rent online. On top of that, there’s no visitor parking, the rent has increased dramatically, and it’s just not worth the price anymore. I currently pay $1,050, plus $60 for Wi‑Fi and $30 for laundry, which is outrageous given the lack of service and amenities. I’ve visited other apartments in the same price range that offer much better service, amenities, and friendly management. Unfortunately, this current team manages multiple properties, and based on my experience, I wouldn’t recommend leasing from any of them. You can definitely find BETTER for the same cost.

As a landlord looking to request information for their previous tenant, I tried to get in touch with them for 5 days. When they finally answered the phone, their systems were down and they couldn’t retrieve any information about previous tenants with no known date for when their systems would be working again. They couldn’t process new prospective tenants either. Terrible management. Terrible communication. I wouldn’t rent from such a disorganized, incapable company.

ave you ever wanted an indoor water feature inside of your apartment? Will now you can! Everytime it rains your apartment will flood and ruin all of your furniture, who doesn't want that? In all seriousness do not rent from here no matter how good of a deal it sounds. The apartment complex broke a Texas state law by not providing information that the apartments have flooded in the last 5 years. They have multiple units that flood, yet they contiune to rent them out because all they care about is money! If I could rate these apartments zero stars I would. Don't rent from them.

DO NOT RENT HERE. DO NOT RENT HERE. I cannot warn anyone enough about this company. They are abusive, manipulative, and will become your greatest enemy. I could write paragraphs about my issues while living here. Took 5 months to get a dishwasher when I moved in. My a/c has been broken all of August and they LIED about the reason (the reason is they are too lazy to fix it and don’t care about us). Upstairs sink hasn’t worked in weeks. We had a rent situation where I pretty much had to file a lawsuit before it was resolved. Seriously, if you thinking about renting here next term, you will have more problems then you ever have. I cannot cannot cannot stress this enough: denton student apartments is the worst rental company in Denton and I promise you will regret your decision everyday to rent any of their units.

The people who “run” this complex are complete jokes. I’m unsure who actually even owns these properties because I’ve been renting from them for not even two years and we’ve had 3 different managements come through because they just can’t be saved. They are literally scamming students and each team that comes through doesn’t care which is why the management keeps changing. All of the apartments included in these properties are old, musty, disgusting, and dirty. Just look at the reviews under these complexes, they should be ashamed. They’re so disgustingly filthy that all of the properties have either a serious roach, rat, flea, bedbugs, or mouse infestation, I’ve even seen a couple properties have every single one of these issues. Most of these properties don’t have working AC or water. DO NOT RENT FROM THEM. THEY should be paying people to live in their disgusting apartments. Management never answers the phone or emails, no matter which team comes through for 6 months and then gives up because this company just can’t be saved. Please I am begging everyone not to rent from them. I’m so excited to be DONE with them and out for good!!!!
