Worst imaginable experience living in an apartment. Before I moved in, the lady gave me false statements about getting new refrigerator, stove and getting a washer and dryer. After I signed the lease and moved in, they told me they never told me this. I let it go and moved on. After they were adamant they would not give me a washer and dryer, i preceded to get my own. Then after that, they told me i had to remove mine so they can install their washer and dryer and they wanted to increase my rent. Also, they towed my car even though im a tenant, and they told me that they gave prior notice. Of course they did not give prior notice. I keep asking them to forward me the email and they refuse to. The management sucks. I will be moving out asap. I advise anyone looking for apartments, to PLEASE AVOID THIS ONE. WORST MANAGEMENT EVER!! These people will only try to steal your money. very corrupt apartment complex. Please document everything. Record conversations and keep a paper trail because they will lie to your face about things they say.

I have been a resident here for nearly three years, and until recently, my experience was extremely positive. Unfortunately, since the change in management, the atmosphere and overall experience have significantly declined. The new management enforces excessive fines and policies, including restrictions that prevent partial early rent payments unless the full balance is paid. Due to these changes, I have decided that I will not be renewing my lease. This decision was not made lightly, as I truly love my apartment and the community itself. However, I am unable to continue living in a community where management appears to prioritize financial penalties over resident satisfaction.

How times have changed in just 9 months. When I first arrived I was greeted by the lovely staff and was all smiles about the move then slowly but surely it became one thing after the next. Lazy maintenance staff being one of the most prominent. When I first moved into my unit it was not prepared the day of my move in. The Refrigerator was disgusting and filthy, there was a strong pungent chemical odor from the bathtub that was primed seemingly the same day that overtook the entire unit. They had to rush someone in to clean while I was moving in!!!! I look past all of these red herrings and tell myself it will get better with time. Boy was I wrong. From gun shots and loud cars and buses speeding down a pothole ridden street, people yelling outside your window at all hours of the night, to the most random change in management with a company that fires from the hip and lets residents sort everything out after the fact. This place has gotten progressively worse with time. Yesterday, I was awoken to the sounds of construction on the roof at 7 AM for shingle replacements. Mind you I got no notice of the work being performed beforehand to my building and work from home which I regularly attend meetings. In fact I only got a notice today for the adjoining buildings work, no doubt after backlash from other residents who were caught off guard by the noise from days prior. Then enter today, we were forced to change to digital locks managed by the property which they control access to your code which you can not custom set. And as they are rolling this out, the app that controls the locks is down. On the first day. I CANNOT wait for my lease to end in a couple months. Do not move here unless you want to be inconvenienced on the regular with people who could care less about your experience

I lived at Vue Live Oak for 4 years and wanted to share my experience regarding property management and maintenance response times. Pros: The location of the complex is convenient to downtown Dallas and Uptown. Cons/Areas for Improvement: My stay is negatively impacted by several specific issues. Maintenance: Essential repairs were consistently overlooked. For example, the heater in my apartment went out on a day it was 39 degrees outside. Maintenance came and checked the water heater not the heating unit for the apartment and said everything was fine and closed the work order. Safety/Security: The security gate has been broken for much of my tenancy. As well as the security gates around the property. Two months ago a repair order was initiated for a security gate and it still hasn’t been repaired, raising significant security concerns. Also, homeless people are constantly on property. Vehicles are stolen from the parking garage as well as car windows being broken. Communication: Communication from the management office is often inconsistent. There is no care, empathy, or follow up with tenants when concerns about the property are presented. Follow-ups on exact maintenance requests rarely occurred unless I initiated contact. No warning was given about power washers being on property. 1st I have seen them in the 4 years I’ve lived here. They took it upon themselves to rip my Christmas decorations down to power wash. Later that evening management sent an email stating construction for property will be taken place the next day to remove items from the patio. We got less than a 24hr notice. The next morning my things were thrown into the courtyard. Mailboxes are consistently broken and there has never been a notice sent to residents to advise them when they are and that their mail is being held at the post office for pickup. Property Maintenance: Dogs pee and defecate in the hallways, courtyard and non designated areas around the property. No clean-up is done by the pet owners or apartment complex. My neighbors and I have both had to pour bleach into the hallways to get rid of the urine smells. While the complex has potential, the lack of maintenance fixing the exact reported concerns and lack of response by management, has made my living situation challenging. Potential renters should be aware of these operational shortcomings.

I lived here for an year and it is such an amazing place to live. The management team is extremely professional and very quick in case of any help. The people at the leasing office are also equally helpful and friendly. It is in a prime hub surrounded by many restaurants and you also get a cool view of the downtown. I lived in a studio apartment and had all the necessities. Regarding safety, I never really faced any issues except for one, where someone kept knocking on my door for a while. Some apartments on the first floor don't have a private patio. They also had interactive and engaging activities sometimes. The rent is priced according to what you would find for apartments in downtown area. The downtown is 5mins away and easily accessible using DART too. Definitely would recommend this apartment to anyone looking for a place to stay near downtown.
