My experience at The Village Lakes & Cliffs has been extremely disappointing due to how management and Smith Patrol handled an ongoing resident issue. From my third day of living here, I experienced persistent and excessive noise from the unit above me, including running, jumping, and heavy impacts occurring throughout the day and late into the night, often during quiet hours. This disrupted my sleep, my ability to work from home, and caused visible distress to my pets. Mind you this went on as early as 4am to as late as 11pm. What escalated the situation was not just the noise, but the response from the leasing team and Smith Patrol. Noise complaints were repeatedly minimized as “standard apartment living,” because they had a child despite the frequency and severity of the disturbances. Courtesy patrol responses were inconsistent, and at times patrol stopped responding altogether, leaving me without any meaningful resource when the noise occurred. This was jumping, running, bouncing of balls, loud arguing between the adults. In retaliation to me calling Smith Patrol they'd launch "noise complaints" against me with Smith Patrol who were somehow able to show up when they called but not when I called. Same instance when I received a call from the general manager. I was also repeatedly told not to engage directly with my neighbors, yet I experienced confrontational intimidation tactics from them that felt comfortable for them after complaints were made. This raised concerns about how complaints were being communicated. While management stated that personal information is not shared, a Smith Patrol officer disclosed private information about the neighboring household to me, which undermined confidence in confidentiality and made me question whether my own information was being shared as well. Rather than enforcing community standards, the burden was placed on me to continually document and “prove” the disturbances through recordings, which is unrealistic when noise is intermittent but persistent. Throughout this process, the response felt biased and dismissive, as though certain residents were given latitude while others were expected to tolerate ongoing disruption. While the property may appear appealing, my experience showed a serious lack of consistent enforcement, resident advocacy, and professionalism in handling complaints. I would strongly advise prospective residents to ask very direct questions about how noise issues are actually enforced and how courtesy patrol handles confidentiality before signing a lease. I've told the vernal manager this in extensive detail and she has made it clear she'll only respond to certain items and not address others. If I could go back in time I would not have signed my lease for this complex due to management, resources, and the neighbors here.

The staff at the Village Cliffs and Lakes and especially Jacky the manager are singularly professional, helpful and always welcoming. This explains why the maintenance team is always prompt and excellent when responding to residents needs during the day and even after hours.

We've lived in the Cliffs about 4 years now, and what can I say but what a great place to live. Maintenance is friendly and punctual. Staff is friendly and attentive. Safety is a priority here and Smith Patrol is a plus. My family might be expanding soon and we would like nothing more than a 2 BR in the Village because we trust them and value this apartment city over others we've lived in. The walking path is so great, and the gym, amenities, and events are not like anything I've ever experienced. If you're going to live anywhere, live in the Village... Only the most welcoming and friendly people live here.

Wonderful community within The Village. Extremely convenient location to the immediate community amenities (pool, dog park, walking trail), the greater Village amenities (VCC, shops, dining, gym, etc.), and local amenities (access to 75, Target, Walmart, Tom Thumb, Home Depot, etc.). The apartments are well maintained and if anything does come up management and maintenance were always on top of it. Nothing but good things to say about the Cliffs as a community and the staff that run it after my time there.

I've been living in The Village for a long time and feel very lucky that I chose to live here when I first moved to Dallas. The Village has everything a person needs to stay healthy, fit, and socially active. From a huge gym to work out in, a jogging trail that circles the park, pickleball and volleyball courts, restaurants, pools in every complex, and a lounge pool and a lap pool as good as any five star resort. They are continually putting on events , which make it very easy to make and build friendships. The Management, Maintenance, and Landscaping work hard to keep this place feeling like a home to so many people.
