The Academic

I am a current resident and have lived here since October 2024. Since June 2025, I have been dealing with ongoing habitability issues that have progressively worsened over time, including repeated water intrusion and what appears to be mold. Despite reporting these concerns, I have felt dismissed rather than supported. The most upsetting part of this experience was meeting with the property manager Jimmy and Amanda to discuss these issues. Instead of addressing my concerns, I was told to “get out” of his office and that if I wasn’t happy, I should leave. He also told me that “he runs this place” During the conversation, he stood up, pointed in my face, and spoke to me in a manner that I found extremely disrespectful and intimidating. I left the office in tears, feeling defeated. He spoke to me like I was a child or a dog. No resident paying approximately $1,700 a month should feel like they have to choose between living with ongoing water damage and being treated with disrespect when asking for help. I simply wanted my home to be safe and my concerns taken seriously. They paint over leaks and it turns out worse. I am posting this in the hope that Willow Bridge regional management reviews what has taken place, including the handling of my maintenance concerns and my interaction with management. I have tried to resolve these issues through the appropriate channels, but my experience has left me feeling unheard. I hope future residents are treated with more professionalism, respect, and urgency than I have experienced. As of now, I am looking forward to moving out as soon as I can.

Great price for the location, amazing pool and gym and the maintenance team is great. Any and all issues are taken care of right away.

I just moved out and want to provide an honest review based on my experience from beginning to end. Would lean closer to 3.75 stars if possible. The Good - The units themselves are really nice if you like the wooden-style finishes. Built in desks save a ton of space for those that work from home. W/D in the closets made laundry SO convenient (I did place a dehumidifier in my closet just in case it got steamy). The 750 sqft 1 bedroom did live a little smaller than you would think, but perfect for 1 person. I did deal with a weird odor when running the heat, but it's Texas so that wasn't often - Staff: Toriah knew who I was from the moment I toured and my whole stay at the Academic. Greeting me when I was in the office with a smile. I didn't interact much with Eric but he seemed great too. Maintenance was always very fast when I needed them, which wasn't often - Move Out: crazy seamless, I didn't clean the place well before leaving and opted for their smooth move service ($175). I wasn't charged for anything else and got the rest of my deposit back - I never saw a single bug in my unit, but did deal with some fruit/drain flies occasionally (very normal in DFW) - Recently painted, updated floors, the elevator I used never went out of service for more than a few hours a couple of times over the year The Not As Good - The Neighborhood: East Dallas is pretty barren with not many trees around if you were to take a daily walk. Exall Park is super close though when you need more green space. Ross Ave is a MESS, it will destroy your car's tires driving down it every day. Seriously, route to Live Oak if you're going anywhere. - Your Neighbors: at times it seems no one cared about the building we all live in. Dog pee and poop in hallways / elevators multiple times. It's a bit of a younger crowd and families so the pool can get crowded and LOUD if your unit faces the pool. Parties in units around me were not uncommon - Safety: with the neighborhood it's in dumpster divers in the garage were not uncommon. The entrance gate has been broken and left open for at least the last 6 weeks of my lease, back door broken multiple times (but fixed relatively quickly each time) - Pool: again loud but it's Texas. Frequently got dirty after a full weekend of use and would be closed in the beginning of the week. Not a massive deal but want to note this - Package lockers: a few times my package was delivered under the wrong person's name and it required leasing staff to fix (Thanks Toriah!). Again, not a huge deal but a little tedious if you need to get in contact with Parcel Pending. Overall, I would've renewed my lease (renewal offer was great, very very small increase) if this building and staff were just in a different location that fit my wants better.

I no longer recommend this place. Two years ago, it was excellent, but now it has become quite messy and unsafe. I am looking forward to completing my lease.
