I’ve been living at Magnolia West Lemon for a few months now, and honestly, my experience has only gotten better since move-in. The property is consistently clean, well-kept, and always smells fresh, which really sets the tone when you come home. D.J. and the entire leasing staff are truly phenomenal, professional, responsive, and most importantly, empathetic. They genuinely care about residents and it shows in how they communicate and support you. Chad is also top-notch with maintenance quick, thorough, and reliable every time. Overall, the entire Magnolia team creates an environment that feels welcoming and well-managed. The level of care and attention here makes a real difference, and I would absolutely recommend living here without hesitation. Great location, vibe, and overall experience living at Magnolia!

Smoke free community and luxury is a joke. The apartments are poorly built, the walls are not only paper thing but also not isolated at all. My neighbor smokes weed heavily inside. I complained and the smoking just moved to the bathroom extractor fan and now it smells like weed and febreeze and it even gets out into the hallway. I've complained multiple times and leasing office does nothing - must be real tight, as this is turning into a ghetto.

A lot of packages disappear in the mail room but according to the property manager Dom, nothing to see on cameras - straight up lying. Until recently when he had to send out a message to all residents as he needed help finding a painting that was stolen in the mail room. Karma is real. Also, Dom is very degrading towards people of color. 12/18 Update: Not much changed, glad I'm moving out soon, new DJ guy is unpleasant too. Advertising luxury and smoke free community is a joke. Poor material and quality overall - The paint is shoddily done, there are flecks of paint on various areas of the floor, faint (but still dirty) handprints on the wall - likely from a construction person, as this is supposed to be a brand new unit, poor plumbing in one of the bathrooms. Majority of tenants smoke inside, and it seeps into your apartment, whether you next door or upstairs, whatever your neighbor do you can smell and hear. It smells so much that the whole building is just stale weed smell mixed in with a good amount of febreeze. this place keeps febreeze in business.

I lived here for two years before moving out of state, and I had the best experience. I rarely had any problems throughout the years, but if I needed assistance from maintenance or the front office, I received help quickly, if not immediately (Thank you, Dominique and the team!). The unit was perfect for what I was looking for, and I enjoyed how peaceful and clean the common areas were (pool, mailroom, gym, clubhouse space). My experiences with my neighbors were great too, and I will miss chatting with them on the way in and out! I would recommend this space to live in and will miss it dearly!

If I could give this place negative stars, I would. Which is worse, roaches in your unit (buy some $10 sticky traps w bait from Amazon and see what appears in your unit, especially building 2) or it raining inside your unit whenever it rains outside and the apartment complex treating it as a non issue (no response to the roach issue when I brought it up repeatedly) and they waited TWO WEEKS to bring someone to even look at the sliding door I had an issue with leaking rain indoors and they still did nothing to resolve/remedy the issue. Don't rent in building 2 at the very least. That building has/had some sort of leak issue that I doubt has been resolved. The city has been out at least once to try to fix it and I've seen maintenance work on this issue that I doubt has been fully resolved. The building needs to be torn down as I'm fairly certain black mold is living in that building with the residents. And one of the previous reviewers that mentioned issues based on your cultural background/color; they're right. You can't violate someone's tenant rights because you feel water rushing in their unit isn't an issue and they aren't important as a person. I'm certain if I had blonde hair and blue eyes you would've responded to my flooding issue the same day without delay. I literally had to use my sheets to plug up the water from rushing in my unit when it stormed. They ignored my certified letter and gratefully, I was able to put in my two months notice to leave the place as it was near the end of my lease so they could charge the next sucker more money to live in substandard housing. You do NOT get what you pay for here. Look elsewhere. Unless you enjoy living with roaches and water damage in your unit. Edited to Add: AND THE LIES CONTINUE. MY UNIT WAS NEVER TREATED FOR ROACHES/PESTS DURING MY LEASE. I sent at least three messages (I have the copies in my inbox) to the leasing office advising of a roach problem. I even photographed a huge roach up in the hallway of the third floor. No response. The city came out at least three times during my lease to attempt to fix a leak (at building 2) and I witnessed at least one roach crawl up/out from my shower drain. This "luxury" apartment complex has a vermin problem and does not take issues serious that they're required to as a tenant under Texas law (notice how they never mentioned anything about the water leaking in through my patio cause they know they're negligent in not fixing the issue). I will not be silenced. The city should look into this company and the various issues this apartment complex has (especially building 2). And the gaslighting continues. If you don't live in building 2, I'm not talking to you as I can only speak on the building I lived in. If you haven't set out sticky traps with bait to see the vermin yourself (or worse yet, woken up in the middle of the night to see them in your bathroom), of course you're ignorant to what's going on. Let's not be dense folks.
