This is a beautiful property managed by loving caring people Rosa and Nataly go above and beyond for us the residents! Christian and Levi are great at maintenance and make sure work gets taken care of same day or next day, so happy to call Luxar Gardens my home.

Christian Otero is an outstanding Lead Maintenance professional! His work ethic, attention to detail, and dedication to the community he serves are truly unmatched. He’s reliable, knowledgeable, and always willing to go the extra mile to ensure everything is running smoothly. Whether it’s a quick fix or a major repair, Christian handles it all with professionalism and a great attitude. The community is lucky to have someone like him leading the maintenance team. If I came on here to give anything short of a great review on this property I would be wrong. Ms. Rosa and Natalie have really been my saving grace. They have worked with me numerous times and have been really flexible. I couldn't have asked for a better place to call home. These ladies do their jobs with compassion and understanding. For that I am very grateful.

I've been at the property many times visiting family members. When there is an issue with something in the house, Christian Otero shows up to see what's going on. He evaluates the issue and fixes it as soon as possible. At times he has returned with parts to fix and keep my family safe and satisfied. I've seen that he definitely goes above and beyond to have the residents comfortable and at peace. Keep up your good work and commitment with this community.

Full in version photos: I've lived on property for 11 years. Peak Living acquired the property 2.5-3 years ago. Before Peak Living (PL) took over, I rarely had much interaction with the front office staff. The more recent Community Managers (CM)/interim office managers PL has had stationed at this community and possibly some regionals and VPs could definitely use some coaching on customer service. If I go in the office or email to ask questions, reconsideration, or get clarification about changes to terms for living in the community or parking, I feel unheard, get attitude, unprofessionalism, retaliation, no response, or a response that is snippy or that of annoyance. I feel dismissed and unheard. I'm a person that likes to see things in writing if a rule is changed or mandated that is NOT in the lease and affects my family. I attempt to stick to the facts. I ask, "Could you please show me where it says this in the lease? This is what I see written." Our family uses an unconventional vehicle for our day to day travels- especially when on the road with the children. (I have 2 in car seats, 1 not). In order to avoid constant harassment and threat of towing, we parked our main vehicle elsewhere; Elsewhere meaning in order to retrieve the vehicle, we had to walk half mile, cross a 6-way busy street with people speeding over a hill in Texas heat with all the stray dogs and the possibility of encountering a coyote just to drive it back on property and load/unload the kids. I was also given the option to submit a Notice to Vacate (NTV) and break my lease early due to all the harassment and retaliation at no charge by MF I obliged, initially, because having to walk to another neighborhood just to drive myself and kids anywhere is unreasonable, AND I felt uncomfortable with that man, KB, in the management office. After getting a copy of the Texas Tenants' Rights handbook, I was able to make the case that their implementation of the new policy mid-lease was unjust, and I had not agreed or signed off on it, so now the vehicle, which had been on property and registered for 2 YEARS already, is allowed back on the property in my driveway after about a month of having to hike and fend off stray dogs and coyotes to retrieve it in Texas heat advisory weather. This, unfortunately, is after I submitted my NTV, and they refuse to rescind. The NTV was only submitted due to PL's onsite office person's unprofessionalism and retaliation and not being able to park on the property without threat of towing, which Peak Living was in the wrong. Where is the accountability, PL? The amount of stress, tears, & frustration can't even be put into words with what I have dealt with, with this company. What I will say is that I have never been blatantly mistreated in such a way OR encountered someone with whom took joy in causing the misfortune and grief of others in my life. With that person (KB) now removed from the property and my vehicle now being able to park on the property, I am content to stay and not uproot my children from their home and schools. This is the only home my youngest two have known. To any new or current tenants, advocate for yourselves and make sure any rules implemented correlate with the lease. My vehicle was targeted because it didn't suit their aesthetic, according to KB- not due to necessity, safety, or security, as the Texas Tenants' Handbook mandates. On their website, PL says their core values are professionalism, integrity, accountability, persistence, adaptability, and teamwork. I have experienced none or very little of each of these from every employee I have interacted in a substantial way. Their website states they want to create "communities where their residents love to live." Do their employees know? Peak Living manages most of the affordable townhomes in my area. I do wish they would hire people that RESPECT and UNDERSTAND the people that live in their communities. The employees I have encountered here thus far seem out of touch and callous. What if it was your family?
