Live Oaks at the Branch

I had such a great experience touring Live Oaks at the Branch, and a huge part of that was thanks to Amaryllis! She was so welcoming, friendly, and easy to talk to from the moment I arrived. She took the time to answer all of my questions, showed me around without making me feel rushed, and made the whole process feel comfortable and stress free. You can tell she genuinely cares about helping people find the right home, and her positive attitude really stood out. The property is beautiful, and after my tour, I left feeling even more excited about the community. If you're looking for a new apartment, I definitely recommend asking for Amaryllis. She made the experience a 10/10!

I am editing my review. The location is amazing. Our apartment overall was ok. We lived here for 2 years. There was obvious water damage on the ceiling that we put in a request to have repaired and it never was. We had a mold issue right after we moved in and they came and "repaired" it. The reason I say it that way is that we found out it was in the process of reoccurring as we moved out. So it is obviously an ongoing issue. We also has a recurring problem with our air conditioning that only finally got resolved about a month before we moved out. Overall it was an ok experience. Not the best not the worst.

I love living in here so close to multiple places! But the best part is Amaryllis she is so sweet and she knows what she is doing, she resolved the situation, and she is always so happy to help an with the best attitude she has been so kind! And I can see her doing the same for all the other people!

My 1-star rating is mainly because of the location. It’s close to everything in Dallas, but other than that, I would not recommend living here. I lived here for a little over 8 years, so I’ve seen a lot of changes, both good and bad. Unfortunately, the management and maintenance teams have gone downhill. I reported a water leak in my apartment, and it was never properly assessed, which led to more damage. Maintenance also left a hole in my ceiling for almost two months before it was finally repaired. They eventually brought in a third-party vendor to fix the damage, but several months later, while getting ready to move out, I discovered mold in the apartment after experiencing some health concerns. When I reported it, they sent another vendor out, but their solution seemed to be just painting over it instead of properly addressing the issue. Finally the dry wall was cut out and thrown out instead of being professionally tested. Communication with the office has been very poor. The Property Manager, Juana (“Jay”) Goodwin, does not take accountability, she lacks management skills and takes awhile to get back to you unless corporate got involved. I do not recommend living here and would be concerned for your health and safety.
