Really enjoyed living here the past six months, the shared areas are well maintained and there is security in the parking garage. Visitor parking is super easy and I love that the garage/doors are all opened with a code so I don't have to carry my keys if I go out. Lots of stuff to do within walking distance but it's not super loud at night considering how close to everything the building is. We have had a bunch of maintenance issues (typical apartment problems) and the maintenance teams have always been really quick to come fix the issue.

On January 2, I toured unit 2225 (2A2 floor plan), which was listed as $2204. I toured 13 other complexes but decided on Gables Villa Rosa, despite it being over budget. Unfortunately, I was told someone else had leased this unit the next day. I looked online and saw that unit 2223, also a 2A2 floor plan, was available. I confirmed with the leasing office that this unit is equivalent to unit 2225 I toured. They said it was. Unit 2223, however, was listed as $2298. Almost $100 higher less than 24 hours after touring. I contacted the leasing office and requested a price-match to $2204 and told them I would sign that day and move in that week if it was approved. The leasing office submitted the request to the regional manager. Today, I was told they would not be making any price adjustments due to market conditions and the time the unit had been listed for. I nearly signed for a cheaper, A3 unit instead, but the experience had left such a bad taste in my mouth. I signed with a different complex this afternoon.

Moving out shortly after 4.5 years here but for anyone moving to Dallas or searching for a new home in Dallas this is a great place to live. Excellent walkability, the amenities are great and the maintenance staff is the absolute best. My only request and this is above the on-site staff is please get rid of Fetch. Zero (0) residents like it Other than that this is a great building and I will miss living here!

I've renewed my lease here twice already. The maintenance team is extraordinary. I filed my first request on my move in day and they arrived an hour later. That is the norm. Recently they came to replace lightbulbs, noticed the laundry room door was wonky and they ALSO fixed the door unprompted. I came home to find the note telling me they fixed the door too. They are FIRST CLASS in every way. The neighbors here are lovely, people have the cutest dogs and noisy parties magically get quiet right about 10pm every weekend night. It's an extraordinary community.

The leasing office is super friendly - one of the best bits about the building for sure. However, they force you to opt into a lifestyle fee $55 per month for fetch and garbage valet. Half of the time the garbage valet misses my garbage. Fetch has delayed so many of my packages and I have to email multiple times for them to finally get delivered. Additionally, they’ve lost a TV of mine. While fetch is a third party the fact that the building forces you to sign up with them instead of making it optional is ridiculous. You’re better off ordering directly from amazon and they’ll deliver it. Furthermore the building also has other random fees you can’t really escape ~$400 of one-time fees upfront. From there they also make you get renters insurance which isn’t the biggest deal but the base rent is fairly deceptive.
