My roommate and I have lived here for a year and just renewed our lease for another year. It is the perfect location in Uptown Dallas. We wanted space for two roommates in a safe area, and this complex checked both boxes. Beyond that, the management team here is wonderful. Bria the leasing agent is our GIRL! She was amazing and made the whole process so easy. Our maintenance team is always so kind and speedy with any requests. Every time I step into the lobby I am met with kindness and sweet conversations. I feel very safe living here and the community is very well kept. I consider these townhomes a STEAL for the location, service & space we have and a very reasonable rent. We love it here and if you are thinking of moving here I would 100% recommend it.

Living at Gables Turtle Creek has been a great experience. The townhomes are comfortable, cozy, and have a real home-like feel. The front office staff, Tim, Vanessa, and Bria, are consistently friendly and supportive. I genuinely enjoy seeing them. The maintenance team, especially Hector and Mike, has been exceptional in their responsiveness and quality of work. After a few years here, it truly feels like home!

I wish I could say better things. I hate leaving bad reviews, and feel I have to when necessary. Moving here has not been what I thought it was. Many things have been so frustrating to experience. The walls and floors are horrible. Living under someone who is constantly stomping, slamming things, dropping heavy things all night is terrible. All the office has done is send an email, which hasn’t done anything. I’ve been understanding, but it’s gone past the breaking point. The lease and move in form say dogs have to be on a leash, unless you’re a long term resident who gets special treatment. A guy gets to have his dog run around the community, keeping his door open so it can come and go as it pleases. When you reach out to the office with concern for the dog, other residents ask the manager, “Are they new here?” Some residents get a gate clicker, some don’t. For community wide inspections, they give less than 24 hours notice, which is required. They will tell you how much they tow, yet there hasn’t been a single tow truck come through here. As a resident, you can’t get a parking spot at all, due to non registered cars taking up all the parking. This community is great for some residents, but if you expect fair treatment this is not for you. I do fear we will be treated differently after this review. Edit: the fire alarms constantly go off for the buildings. When this happens, the fire dept should be able to come reset the fire panel. Of course, if the office leaves keys for the fire dept. You can guess what happens… they don’t. So the whole building endures multiple hours with alarms going off because the office doesn’t respond. My packages were stolen from my front door. Managements response: “We do not have cameras in the parking lots , I will suggest to get your packages deliver to the package room.” So, fair warning if you want peace of mind inside the gated community, there’s no security or accountability.

Overall I had a good experience here, but I am happy I found another place to live. During my time living here there were somethings that were less than ideal. The rent increases is what really drove us to move. After the first year the rent jumped up $110, and another $240 the second year! a $350 a month increase over 2 years seemed wild to me. I had great neighbors and really enjoyed the community. Most of the units in the complex are older and have carpeted living rooms and outdated appliances, there are some units that have been renovated but will cost more per month. The front office has some fun events for the residents including plant hand-outs during earth day and some venders who come and sell out of the front office during holidays. The units are very cozy and have great balconies to enjoy some outside time. The maintenance crew was always great and responded in timely manner. Some things to note: The fire department drives down blackburn to get to the highway which is super loud and occurs very frequently. During the winter the sprinkler lines froze each year leading to flooded apartments and fire alarms going off between 2-4AM, the coldest parts of the night. The parking can be tight, some nights you can not find a spot and have to drive outside of the complex and find street parking. Due to the complex being owned by a large management company the people in the front office have no power to negotiate with you. When your rent increases you are kinda SOL. To have packages delivered you must sign up and pay for a luxor subscription. If you get a package delivered to the Luxor package room and are unable to get it within 3 days you may be charged extra money for it. There are no clickers for the front gate, to get in you must roll down your window and type in the gate code or hold a fob to the key pad. Hope all this information is helpful and useful for future tenants to better understand the apartment complex community.

I’m a recent resident, and one of the best parts of living at Gables is the security (gated community) and the outstanding maintenance support. Hector is amazing! Using the maintenance portal, my requests are handled quickly and efficiently. Hector always greets me with a warm smile, is personable, and makes me feel safe and valued as a resident. I also appreciate the management team—especially Bria, who was so patient and helpful when I visited multiple times before moving in. She answered all my questions and the management team ensured my needs/expectations were met. Overall, I’m truly grateful for my experience here. Thank you, Hector, Bria, and the entire management team for making Gables feel more and more like home!
