Gables at Katy Trail: A Solid 6-Year Run (NM to TX) Rating: ★★★★☆ (4/5) I moved here from New Mexico six years ago, right in the middle of the pandemic. I leased the apartment after only a video tour, and the transition into the state was incredibly smooth with zero hassle from the front office. Now that I’m moving to be closer to work and need more space, I wanted to leave an honest reflection on my time here. The Highlights • The Best Location in Dallas: Being right on the Katy Trail with Whole Foods and great restaurants within walking distance is unbeatable. On weekends, I rarely felt the need to leave the neighborhood. • Security & Peace of Mind: The double garage is a standout feature. I’ve traveled for months at a time, and my car was always untouched and secure. As a quiet person who values privacy, I felt very safe and respected here. • Maintenance & Staff: The crew is fantastic. They enter without fuss, fix things quickly, and always leave a note. They are reasonable and professional—I’ve never had a negative encounter with them in six years. • The Aesthetic: The center pool area has a great 90s vibe (reminiscent of Melrose Place or Singles, showing my age :-)). It’s a perfect, manageable spot for young professionals starting out. Constructive Feedback • Laundry Facilities: This is the one area that truly needs attention. Over the years, few washers were removed and never replaced. For the price point, restoring the laundry room to full capacity would be a major win for the residents. • Building Quirks: It’s an "old school" building—like a ship, you’ll have the occasional leak, water shut-off, or elevator hiccup. However, the team is very fast at turning repairs around; you're rarely without water for long. • Weather: In heavy Dallas rain, water can pool near the stairs or the lower lockers. Should be more proactive in incoming ice storms leaving salt or natural deicers the stairs coming from the exposed stairways. Final Verdict: At roughly estimated $1,500 for a studio, you are paying a premium for the elite location and the security of your vehicle, both of which are well worth the budget if you plan correctly. The recent addition of the entry app has been a great improvement. I will follow up with a final update on how the move-out process goes, but based on my six years here, I expect it to be as professional as my move-in was! SWAT Summary • Strengths: Seamless out-of-state onboarding, elite trail access, and high-security parking. • Weaknesses: Reduced laundry capacity and aging infrastructure. • Opportunities: Modernization via the new entry app; potential to restore full laundry amenities. • Threats: Heavy rain/snow pooling in specific low-lying areas.

I’ve visited this apartment community several times and have always had a positive impression. The property is clean, well-kept, and has a welcoming atmosphere. The common areas are maintained nicely, and the grounds look cared for. Parking was easy to navigate, and the community felt quiet and safe during my visits. The location is convenient and easy to find. Overall, it seems like a pleasant place to live, and I would feel comfortable recommending it based on my experience as a visitor.

Gables Katy Trail Apartments is a great place to live or visit in Dallas. The building is clean, and well taken care of which makes it feel welcoming right away. Its location by the Katy Trail is a big bonus, offering easy access to walking paths and a nice balance between city life and comfort. What truly sets this community apart, though, is the staff. Ebre is outstanding professional, friendly, and genuinely attentive. From answering questions to making visitors and residents feel welcomed, Ebre goes above and beyond to create a positive experience. Whether you’re living here or just visiting, the energy is warm, the service is excellent, and the overall environment feels upscale yet inviting. Gables Katy Trail is a place that truly feels like home.

Despite being an older community, this place has so much character and the location truly can’t be beat. The office staff is friendly and always willing to help whenever I need assistance. The maintenance team specially Ben is incredibly nice, responsive and attentive to my work orders. One of my favorite things is having the Katy Trail literally right in our backyard. Overall, I’ve had a great experience here.

Excellent, Budget-Friendly Apartment Complex on the Katy Trail. I have lived at Gables Katy Trail for almost 3 years. The apartments are very spacious and have a unique vibe. Despite the apartment being built around 1980, there are not many issues with the older building. The elevators are slow and may breakdown, but the building has a unique charm and aesthetic. The maintenance staff is excellent! They are very timely with repairs and extremely helpful answering any questions or concerns. If there is an issue, opening a ticket, will typically resolve it within the business day. The leasing office is not very reliable when it comes to identifying and addressing issues with the facility, so it is best to open maintenance tickets for these requests. For bigger issues, I found the Dallas Regional Manager Extremely helpful at resolving issues which were not being addressed (The squeaky wheel gets the grease). Older apartments are not for everyone, but I really enjoyed saving some money and living here for the past few years. I paid $1400-1650 for a spacious top floor unit. This included a fireplace, balcony, and lofted ceilings. I really appreciate the ample closet and storage space. If you’re able to lease your apartment at a discount, if you choose to re-lease, you will pay a much higher monthly rate. This does not seem to be negotiable. I would recommend this complex to anyone who is looking for a nice location at a low price, but understand that rent is low for a reason (older facility, old appliances, cheaper materials, etc).
