My experience living at this property has unfortunately been extremely disappointing. While the location is convenient and desirable, the overall living conditions and management practices have made it an unsafe and poorly maintained environment. If you are considering moving here, I strongly encourage you to carefully evaluate the following concerns: 1. On multiple occasions, there have been individuals knocking on residents’ doors and running through the hallways asking for help. These incidents have created a sense of unease and raised serious concerns about building security. 2. Although the garage door has been repaired several times, it continues to malfunction and is frequently left open. While repairs are now handled more quickly, the recurring issue presents a safety risk. Additionally, residents should not rely on the security cameras, as they are reportedly nonfunctional in the event of vehicle break-ins or other incidents. 3.The cleanliness of the property is consistently neglected. Trash is often scattered throughout the garage, and garbage bins are regularly overflowing. This leads to unpleasant odors and frequent infestations of gnats and flies. 4. The elevators are frequently out of service and repairs take an excessive amount of time. I, along with other residents, have been stuck in the elevators and had to contact the fire department for assistance. While emergency services are nearby, this is not a situation residents should repeatedly experience. Additionally, the freight elevator tends to malfunction if held open for an extended period, which creates further inconvenience during move-ins or deliveries. 5. Pet waste is a significant issue both inside and outside the building. There have been instances of dog urine and feces in the elevators due to irresponsible pet owners, and management does not appear to prioritize enforcement or cleanliness. The sidewalk gate entrance near the freight elevator is frequently contaminated with pet waste, creating an unsanitary and hazardous environment for residents. 6. Management has changed at least four times during my residency. The current management team has been unprofessional, often responding to concerns with sarcasm and dismissiveness rather than providing helpful solutions. 7. The maintenance staff experience has been inconsistent. One maintenance technician has been efficient and professional. However, another technician failed to properly complete an HVAC repair in my unit, including not replacing the air filter, which has resulted in increased energy usage and additional service requests. During the visit, he asked to borrow tools from me to complete his job. I have also observed him smoking in the garage on multiple occasions, despite this being a non-smoking property, which raises safety concerns. 8. I have submitted complaints regarding my dryer, as a single load requires two to three cycles to dry. Additionally, the ice dispenser in my refrigerator contains mold. While I was initially told it would be replaced, after multiple management changes I was instead advised to clean it with bleach. It is unclear how residents are expected to safely and properly sanitize an internal ice dispenser component. 9. I have experienced recurring pest issues, including roaches and ants emerging from the walls. Given the overall cleanliness concerns throughout the property, this is unfortunately not surprising. 10. The placement of large trash bins near the garage exit obstructs visibility of oncoming traffic, creating a dangerous situation for drivers exiting the property. 11. Fire alarms also go off at random and inappropriate hours of the night, disturb residents’ sleep but also raise concerns about whether the alarms are properly maintained or being triggered unnecessarily. In summary, while the location may be appealing, the ongoing safety, sanitation, maintenance, and management issues significantly impact the quality of living here. Prospective residents should carefully consider these concerns before making a decision.

Three stars because 1) I love my apartment unit 2) the staff are very friendly 3) the location of the apartment building is perfect for me 4) there is a lot of nature + coffee + good food nearby + I can access katy trail while on a walk 5) maintenance concerns are addressed and taken care of 80% of the time right away 6) extremely affordable for high quality in unit adds like dishwashers and other appliances Minus two stars because 1) the staff are hard to get in contact with, especially the assistant manager and manager. I believe I should be responded to sooner than three days minimum on my communications. 2) many fellow residents are irresponsible, to put it lightly, with their friends with paws. 4) lounges are taken over by large parties that go against policy but are not controlled by management so the rest of the building suffers 5) a lot of roaches in random months even if I’m spotless. The pest control comes but doesn’t ever really get it all taken care of

Craig helped resolve five different issues within 20 minutes. He set proper expectations that he would be by right after he finishes his current maintenance task. He was incredibly prompt, professional, and kind. He’s an amazing maintenance man, and his quick response alone would make me choose this apartment community again. Thanks again Craig!

I recently moved in and while I appreciate that maintenance has addressed issues as they arise, my move-in experience was far from smooth. Upon arrival, the unit was not in move-in ready condition — the floors were so dirty that my feet turned black walking on them, and it required multiple rounds of mopping and cleaning. The kitchen surfaces were grimy, several light bulbs were out, the balcony had a wasp nest, and a cabinet hinge was broken. It did not give professionally managed unit, it gave neglected hand over. Most concerning, the washer, dryer, and refrigerator all have had to be replaced within the last 10 days because they were not working properly. I’ll also have to get my sink fixed as well due to a sloppy finish on it. These are issues that should have been caught during a pre-move-in inspection and addressed before allowing a new tenant to move in. Even now, each time maintenance comes, I have to mop afterward due to dirt tracked in. They should wear shoe covers but I understand they have a lot going on and are undermanned. While I understand some issues can happen in older buildings, the number of problems I encountered has made my short time here stressful and inconvenient. I hope management will take steps to ensure future tenants receive apartments in clean, functional condition upon move-in, as that would make a world of difference. Also management and the office staff were quite unresponsive throughout this struggle unless I went to the office in person to speak to them. There’s also dog poop EVERYWHERE outside. They don’t do any grounds keeping to clean it up or make the property presentable. And spiders/webs on the ceilings throughout the hallways.

Do not rent here!! Worst experience I’ve ever had. Elevators are always broken. Dog poop on stairs ALL THE TIME. A maintenance call took 3 weeks to complete. When I moved in ceiling fans hadn’t been cleaned. The stove was damaged, bathroom cabinets damaged, bathroom mirror damaged. I filled this in on the move in inspection and NOTHING was fixed the whole year I was there. I was charged 2 cleaning fees after in cleaned the unit. Below is how I left it and was still charged $250 total for cleaning. To be honest I’m not paying because they charge a fee when you move in that is not refundable. Not only do they keep this fee but charge you on top of it when you leave. This is a low budget building. I thought there was a view which they sold me on when I moved it but a company built a parking structure blocking ALL of downtown. I was told it wouldn’t when I saw construction. I’m happy it’s over good place if you are 18-21 starting out.
