COCKROACH INFESTATION WITH NO SOLUTION FOR OVER TWO MONTHS. DO NOT LIVE HERE!!!! - edit to their robot response the office knows and doesn’t care. I tried to stay patient and avoid writing a review, but after over two months of dealing with this with no resolution people deserve to know what they’re walking into. There is an ongoing cockroach infestation throughout this property, and management has done the bare minimum to address it. I was repeatedly told by leasing, maintenance, and pest control that I had “one of the cleanest apartments,” yet I still experienced a severe infestation and have been unable to live in my unit for an entire month. That alone makes it obvious this is not a cleanliness issue caused by tenants, it is a property-wide problem. Despite multiple reports, they refused to inspect adjacent units or properly treat common areas where the roaches are actively coming from. Instead, I was repeatedly told this was “normal,” which is unacceptable. I have never lived anywhere with a roach problem this severe, nor have I experienced management handling a habitability issue with such little urgency. It took TWO WEEKS after my initial report for them to perform an actual spray treatment, allowing the infestation to get progressively worse. Roaches were living inside my appliances, yet those appliances were not replaced until days after treatment. Even after leaving my apartment for weeks, the problem continued, proving again that the source is beyond my individual unit. Management lacks urgency, communication, accountability, and basic concern for resident living conditions. They are dismissive of legitimate habitability concerns and appear far more interested in minimizing the issue than solving it. If you are considering moving here, understand that your problems will not get taken seriously. If you scroll down you’ll see someone else with the same problem who’s on the opposite side of the complex from me. It’s a property issue and they will not fully fix it.

the worst apartment complex in dallas. expect homeless people and thieves lurking around your apartment, loud noises at night, your packages always being stolen, your vehicle being broken into, roaches infesting your apartment, nonfunctional amenities which you pay a monthly fee for. the residents here smoke all types of recreational drugs and the smell gets into your apartment. Everytime i get back from work, I can smell weed or cigarettes in the apartment hallway and when i open my apartment, there scent also transferred there. even my guests have complained about it. the new management here does nothing. she's worse than the older manager, Ben and makes excuses for everything. at least Ben tried to implement solutions for problems. this manager is not good at her job and has yet to resolve any complaint. any smart person can tell most of these positive reviews are fake. they ask people who tour the place but don't live here to leave a good review which does a big disservice to the people who actually live here and mitigates the severity of these problems. some of the other positive reviews are from people they know who don't even live here. i checked their profiles and they have the same copy and paste reviews. not sure what's going on with that. the apartment tells people to leave 5 stars reviews to hide the reality of what happens in this apartment instead of taking accountability of the problems that happen to their actual residents

UPDATE JUNE 2026: I’ve lived here now for just over a year and I absolutely cannot wait to move. The management, leasing staff & maintenance team are wonderful, the location is convenient, for the most part safe. It’s the residents that live here that are making it miserable. It’s supposed to be a non-smoking community - these residents do not care! Smells like cigarette & weed smoke in my apartment from my neighbors being disrespectful and smoking inside their apartments. People constantly force the gate open in the garage which then disables it and makes it so anyone can come in, even if they don’t live here. Oh and residents love to leave doors propped open for their friends to enter, which also brings in other unwanted people. People leave trash and spilled food/liquids everywhere with no care to clean up after themselves. Expect loud music & residents/guests screaming and carrying on late into the night while you’re trying to sleep (some of us work for a living). There’s constant parties and large gatherings at the pool which is not supposed to occur and the people in attendance do not care that they are in a community where others reside, they will be as loud and derogatory as can be. There is a rat issue in the community, luckily none have ever entered my apartment. However, they’ve been seen in mine & my neighbors yards, esp in the colder months. Maintenance has tried their best with traps and things, I guess the rats are too smart. There were two incidences where I had to take each of my dogs to the emergency vet because they ingested rat poison due to it being carelessly set in areas that led to it falling in the yard & my dogs finding it. That’s costed me over $1000 in total. I’d recommend living here strictly for the leasing team, but for no other reason. Unless you like rude and disrespectful neighbors who don’t care about maintaining a clean and peaceful community. OLD REVIEW: moved in May 2025 & have had a pleasant experience living here. i have a first floor with a yard which is great for my dogs. the pool is beautiful and well maintained in the summer time. maintenance is always responsive and quick to address any concerns or needs i’ve had, very communicative. the property manager has recently switched and i noticed i wasn’t getting email responses, so i went through the resident app and they responded promptly and provided the new managers email. i work a lot so i don’t really get to enjoy the amenities much, but there’s a lounge area outside with tvs, pool table, shuffle board, plus a large seating area around the pool. only complaints i have are that during the warm months when i wanted to use the grills, they were often inoperable or the person who used them prior did not clean when they were done. my neighbors above me smoke cigarettes and this development was transitioned into a “non-smoking” community back in July. Management says they’ve addressed it with them, guess my neighbors are choosing not to listen. also there is an overwhelming smell of marijuana often, which isn’t the complex’s fault, just residents that don’t want to follow the rules. the common areas could be a little cleaner, but overall it’s a nice complex to live in. the issues that i discussed are minor and mostly resident related, not property or management related. also gated parking garage which is nice, i’ve seen two vehicle break-ins since living here, but i don’t think they were random. also, it’s the city of dallas, i don’t think vehicle break-ins are 100% avoidable in any complex/parking lot. my lease is due to expire in May 2026 and i very well might be renewing! :)

I do not recommend living at Eleven10 at Farmers Market. During my residency, I experienced issue after issue, and what frustrated me the most was not just the problems themselves, but the complete lack of accountability and communication. The most serious issue was a severe cockroach infestation. This was not a matter of seeing one or two roaches. Pest control confirmed an active infestation, and I spent months dealing with conditions that no resident should have to tolerate. I also experienced a dangerous situation where my apartment filled with smoke and my fire alarm had no battery, leaving me without a functioning warning system. Near the end of my lease, management mistakenly assumed that I had already moved out, even though my rent was paid, my lease was active, and my official move-out date was still weeks away. Staff entered my apartment and removed personal belongings without my authorization. Management later acknowledged that this was a mistake. However, my mirror was never returned, my TV remote disappeared, and my television was removed and later returned in non-working condition. The billing issues were equally exhausting. I repeatedly found unexpected charges on my account that required me to contact the office for clarification. At one point, I was presented with charges exceeding $3,000 based on the claim that I had broken my lease, despite the fact that my rent was paid and my move-out date had not yet occurred. There were also cleaning-related charges that I disputed, along with recurring account balances that often made little sense and required constant follow-up. To make matters worse, the locks on my apartment were changed while my lease was still active and my rent was paid, preventing me from accessing my own apartment for several days. Throughout all of this, I called repeatedly, left voicemails, sent emails, submitted requests, and tried to resolve issues directly. Most of the time, my calls went unanswered and my emails were ignored. If you currently live here, document everything. Take photos. Save emails. Keep screenshots. Record dates, maintenance requests, and conversations. You may need them later. If you are considering moving here, good luck. "We're sorry for your experience. Thank you for your patience." Hahaha

Nice move in staff was awesome and fast!! No complaints and i love my unit .
