East Dallas Collection & LeParc Apartments has been a great place to live. The management team is super receptive and great to work with. I highly recommend living here!

I had a review in the past about things not being taken care of, however, Celeste and Carlos have really turned my situation around and helped me in the best way possible. I truly appreciate their kindness and thoughtfulness as well as their upper management for resolving this issue.

AVOID 180 E Property Management ( Now Zen living AKA East Dallas Collections ) at all cost. Don’t move here. Washers have not worked in over a month 🙃 Update: 02/27/23 washers still not fixed. They said maybe end of March & rents going up $500🤣 Update: 03/07/24 still not fixed. And they don’t plan to fix them until they can switch the free washer to pay to use. Update: 09/22/25 still don’t worked but they updated them to pay to use :) oh and the pool has been closed for about 2 years now… and even green at times. Also if you love the heat def move here the a/c has gone out 2 times just this week and thats just this week out of all the times this summer 😍 they let squatters be your neighbors too 🤙🏼 Update: 10/21/25 - chiller for the AC has been down 4 times this month alone. Matter fact it’s out as we speak. I called at 8:30 Monday the 20th and they told me it be fixed. It was not. I went by again today at 8:30. Again was told it would be fixed. It was not.

So I moved to the Spanish Steps on Swiss Ave. August 1st and I am in LOVVVEEE with my apartment!!! The building was built in 1927 so it has a lot of charm and character and for the price I couldn’t believe its in Dallas. 950sq ft with a 1.5 bath for under $1200! CRYSTAL IS ABSOLUTELY UHHHMAZZZING AND BEAUTIFUL! She is very responsive and extra efficient with helping with anything I need and answering all of my questions. Because the building is old I did have a small leak coming from the attic so I called the office and crystal had ARMANDO out within the hour and he had it repaired in 15 minutes!!!! I was shocked with just how quickly everything was resolved bc these reviews can be scary. And when the portal was acting up on me to submit a maintenance request CRYSTAL put it in herself for me. Side notes. I also love that even though my property doesn’t have a pool I’m able to use the sister properties and they’re clean! My windows do open I haven’t seen any bugs My neighbors are very nice and clean and have even brought my packages inside the locked building. They were also able to work with me on my approval bc I have had one eviction during a tough time. All around a great experience

This was the worst experience of my life!! DO NOT MOVE HERE OR ANY OTHER PROPERTY RAN BY EAST DALLAS COLLECTION/ZEN LIVING MANAGEMENT!! I moved here in July 2024 and zen living management took over in October of 2024. I had issues with my toilet/plumbing for months. I put in work orders and called every week. It took them about 2 months to fix it. In early April 2025 there was a storm. It rained for about 12 hours. I was woken up by the sound of water leaking. I called emergency maintenance immediately…no one answered. There is no emergency maintenance line. It’s a lie. Throughout the day the water leaking continued to get worse and worse. That day, I put in 3 work orders, called 4 times, and even showed up in person 2 times. The ceiling eventually fell!! They didn’t care at all! It took them 6 days to come and pick up the pieces of the ceiling off of my floor. They covered it with plastic wrap. I then called everyday for weeks. They acted like it was “on their list” but no one ever came. I eventually had to put in a code compliance order with the city of Dallas. The city of Dallas worker told me that this is the worst management company they have to work with. He is constantly writing them tickets, they don’t fix anything, and expect tenant to pay full rent. (There was another complex that went about 4 months without any gas!!!) It got to the point where I had to contact an attorney. After speaking with my attorney I was informed of my rights and the next steps to take. I eventually, by law, broke my lease early. I gave them noticed by certified mail and through the portal that I was breaking my lease early due to them not fixing the 3 foot hole in my ceiling. Then when the next month came around I had an email from them to vacant my unit (it was already vacated) and an eviction notice. I called and was told “I’m not out of the system” a few weeks go by and I receive an invoice that I owe them money?? It has a charge from rent even though I had already paid rent. I called and was informed that they would bring this up to the manager. I called a few more times after that and have been ignored. I have to call not with no caller id for them to even answer the phone!! I STILL haven’t received a response and am now waiting to see if they will send me to collections even though they own me the prorated amount of rent!!! Again, I still haven’t received any contact back, I’ve called, showed up in person, and have emailed the manager 2 times. This doesn’t even include the issues of them charging for pest control without ever recovering the service. The CONSTANT issues of the hot water going out (it takes them days if not a week to fix.) The AC being turned off for months (even in the month of March/April in the state of Texas!!) This was by far the worst experience I have ever had!! When I moved in I knew that it wasn’t going to be the best apartments around. But this treatment?? Absolutely ridiculous. DO NOT MOVE HERE!!!
