Overall it’s fine - but not great. Since management is remote they should send a monthly email or something to residents to keep them in the loop on what they are prioritizing or not (see below) vs making residents allocate time to chase them. Security isn’t that effective - garage gate broken numerous times with virtually zero proactive communication to residents (in general). As a result, my bike was stolen from the underground garage and they refused to be responsive to my request to send video to HPPD. I still have no clue if they did or not. HPPD is 10/10 though so that’s a great benefit to the location. Stay on third floor if you want to have reliable noise levels for sleep - you can hear a pin drop from neighbors above you. Latch app for facility access is not effective. The door magnets to the front gate have been in a failure state for 2 months now and still not fixed. It promotes less safety because people leave the doors open to avoid dealing with the Latch app. You also have to memorize two different long codes if you want to access your unit without your phone. Mail delivery is confusing for the different carriers so expect issues with that.

Great location and nice finish out even if expensive. I've been here a couple of years and there has been some management turnover. They do a great job of keeping up the property and responding to maintenance requests. However, they have rented a lot of units to SMU kids and it's become a virtual fratnernity house and in spite of multiple calls to the police and management, it never stops. Great place to live in you want to relive college dorm life. Otherwise, get another spot. Thanks so much for your reply and the offer to reach out to you...
