AVOID THIS PROPERTY AND ANY PROPERTY MANAGED BY WESTDALE! My experience at 3200 Main in Dallas involved multiple unresolved issues that raise serious concerns about habitability, maintenance standards, and management response. The unit had a confirmed roach infestation and moisture intrusion issues that were formally cited by City of Dallas Code Compliance (see pictures) These are not minor complaints—they are documented violations. Despite that, corrective action was inconsistent and ineffective. Pest control services were minimal and reactive. Visits lasted only a few minutes with no meaningful inspection or effort to address the root cause of the infestation. Access to the unit became another failure point. The elevator servicing the fifth floor was inoperable for an extended period, effectively eliminating reasonable access. Stair-only access was not a safe or realistic alternative, particularly given the condition of the stairwells and the circumstances involved. The situation escalated further when a pipe failure in a neighboring unit caused sewage (black water) to back up into my apartment. Where they lied to the tenants and said that it was caused by rain. Unfortunately unit 5.4 left their hot water on and maintenance could not enter their unit which lead to water damage in multiple apartments. Contaminated water entered through the plumbing, leaving visible waste, strong odor, and hazardous conditions inside the unit. Where their maintenance used our personal belongings to clean hazardous waste materials, which they didn’t do a good job at due to leaving black (sewage) water and waste around the unit. No immediate professional remediation was performed. I hired a licensed cleaning company to handle move-out, and they refused to perform any work due to the biohazard conditions present in the unit. This was not a cosmetic issue—it was a health hazard. At that point, the unit IS uninhabitable and unsafe. This experience raises serious concerns about whether basic habitability standards and health and safety obligations are being consistently met or enforced. If you are considering this property, ask direct questions about how code violations, pest infestations, elevator outages, and emergency situations like sewage backups are handled. The answers matter. Great location, terrible living conditions!

I’ve resided here for over two years, and I believe it’s time to move. The management is not adequately addressing the need to enhance the property’s amenities. The pool is now enclosed with tall black barriers to prevent children from accessing it, and children are there now all the time, and it’s quite noisy. When I voice my concerns, I’m told there’s nothing they can do about the noice. Fine, no issue. Now, the elevator—it’s incredibly old, and every time you step inside, it shakes so much that you worry it might break down. The elevator breaks down almost every month, and this has been happening for two years. What happens when you need to transport large items? Nothing, according to management, as they claim to be doing their best. However, it’s been two years, and the elevator continues to malfunction. I’ve heard of people getting trapped, requiring the fire department to rescue them. It seems that nothing you say or do will make management prioritise this issue, so perhaps new management will bring about some changes. If you are going to reside here, please be sure to ask, how is the elevator? Or you can fill it for yourself when you get in it!
