I am enjoying my stay at Z Islander. My AC/heater is causing problems but I know the team is looking into it and it will be resolved soon. I really like the community and my apartment. The common areas are very well maintained.

I’ve enjoyed my time staying at z islander, and extensively used their well-equipped gym. With them, I had a smooth lease transfer experience too. If I ever ran into issues, the front desk and maintenance staff were always helpful, especially Gloria.

I’ve really enjoyed living here overall. The apartment itself has been great, the amenities are very nice, and having it furnished was a huge plus. The office staff and maintenance crew have always been kind, responsive, and helpful. That said, there have been a few ongoing issues that ultimately led to my decision not to renew. Mail is often not delivered to the mailboxes, requiring residents to go to the office to retrieve it. Packages are also frequently delayed because of issues receiving the access code to the package room. I don’t blame the office staff for this as it seems to be due to short staffing or carrier issues. There have also been recurring issues with the required trash pickup service. About two months ago my mattress was replaced without my request, even though there was nothing wrong with it. It was swapped for a noticeably lower-quality one. Then, while I was out of town, my refrigerator, which has had rust since I moved in, was painted without any prior notice. Although I appreciate the effort to improve things, I have severe/deadly allergies to latex and wet paint. I walked into strong fumes and wet paint throughout my the kitchen and belongings. Thankfully my neighbor helped clean it up after I had to leave due to my reaction. I don’t fault the staff personally since they’ve always been wonderful, but these experiences seem to stem from short staffing and maintenance being spread thin. I appreciate the manager reaching out and trying to make things right, but unfortunately I’ve lost some trust, and this community just no longer fits my needs. I still think this could be a great fit for many people, especially if staffing improves and communication becomes more consistent.

Throughout my time in college, this property has been the absolute worst of all the places I've lived at from the moment I walked into the door. The apartment was filthy, trash on the kitchen floor, cooking utensils left in the drawers, the kitchen light was broken, my roommates bedroom had trash all over the desk and bed and the entire apartment felt disgusting (pictures attached to this review). Upon vacuuming a horrific scent was present throughout the carpets in the bedrooms and living room. Unfortunately the horror doesn't end with move-in due to my roommates and I all being charged cleaning fees for the living room carpet, bedroom carpet, and bathroom cleaning. As previously mentioned, the apartment was handed to us filthy, and we left everything spotless in a much better condition than it was handed to us. So much so that I ended up removing stains on the shower door that were present when I moved in. To dispute these charges it was a nightmare. The staff was extremely inconsistent telling me that either one or two people were looking over disputes for two, three, or four properties. Those responses varied throughout about a month and were given to me over the phone or in person. After every email sent they claim to move my dispute up the list, along with being told this when going directly to the office in person, but nothing was done for about 2 months until I went directly to the office earlier this week and was able to speak to the manager directly. Which thankfully led to my dispute being forwarded to the person in charge of managing the disputes and being settled within 48 hours after struggling for more than two months. One last thing, in February we received an email that there would be maintenance occurring to our building for the fire alarms. The day afterwards a "buzzing" sound began to come out of the fire alarm and no notice was given as to what occurred until after sending an email in mid-March and being told by the manager that it was due to faulty wiring. I was told that I'd be updated and that it should be fixed in a few months.... I moved out July 24th and the buzzing was still present. Not only was the noise annoying but it was also messing with my health due to waking up one day with a horrible headache and not being able to walk straight without holding onto hall. The only way my roommates and I were able to deal with it was by covering the fire alarms with tape (we could still hear it and the tape wasn't thick enough to not alert us in case of an emergency, but the tape stopped enough of the noise in order to live with some peace). Aside from the cheap rent and being in a convenient location, I don't recommend this property simply with the lack of proper management. As I've read from the previous reviews made, I don't care to receive a response from the property as they've responded to everyone else, this is simply a warning for anyone interested in living at Z Islander.

Zislander back at It AGAIN!! Price gouging will never stop. I lived at this disgusting complex for two miserable years countless problems countless over charging. Before I get into the main problem of my review of this apartment I will list some of the many things which I had to endure. 1. Washer and dryer never working properly after countless maintence request. Eventually just gave up and started going to a coin wash. 2. At former apartment there the latch system wasn't working for a week meaning that me and my roommates couldn't lock our door. They ended up putting in a key lock after request from all four of us. 3. Randomly changing policies, I can list a few that affected me specifically their pet policy, now having to pay for water, parking situation for visitors. 4. The day we moved into apartment 817 it was disgusting so we had to deep clean it we put request in and never got it cleaned and I bet the people before us got charged. From hair in the drains to leaves in our patio to stains on the carpet and paint from the people THEY hired. 5. The whole apartment was covered in mold and never got addressed even after telling maintenance during their quarterly checks. Our water heater also leaked and soaked our floor and ruined the wall turning it green they did nothing but fix the heater. The mold was spread throughout all of the vents as you can see in the photo below. 6. I was charged for having trash outside my door and was told they would send me a photo never did and I followed up twice over this ridiculous $15. Mind you their contractors were putting pipes and wood in my trashcan sent pictures and I was not given a response that seemed like they cared. The only response I was given was to buy a camera. I did in fact try to buy one earlier that year and it wouldn’t connect to the internet so I tried to others and it said since in wasn’t a person WiFi that I wasn’t allowed to have one this came straight from Pavlov the service provider they used. The main issue to my problem!! The complex is trying to charge me and my roommate $65 for cleaning mind you we left this apartment spotless way better than we found it I can assure you that. And $15 to me for damages. I damaged nothing so can’t wait for them to fabricate a fake photo. I hope this is fixed or I will be in the office everyday and reach out to local news stations about the horrible treatment students go through here. I was also charged two electric payments and water which makes no sense to me but maybe they can enlighten me on that hopefully I get a response to this lengthy message. DO NOT LIVE HERE!!!!!!!!!
