I would like to give a public appreciation for Dustin whi is one of the maintenance people at Lakewalk at Traditions. He has been consistently amazing. I’ve reached out a few times, and he always responds quickly and makes it feel like the issue is already halfway solved just by how attentive and on top of it he is. He shows up fast, communicates clearly, and gets things fixed efficiently without dragging it out. He’s helped me with both my garbage disposal and my fridge, and in both cases the turnaround was super quick. What I really appreciate is his attitude: he’s genuinely kind, respectful, and approachable - always smiling, calm, and patient. Even when something is stressful or inconvenient, he makes the whole experience easy and reassuring. It’s rare to find maintenance support that’s this reliable and consistently friendly. Huge thanks to Dustin for always being responsive and getting things handled so smoothly!

When I moved in, my apartment had not been cleaned. It was completely dirty. I had moved in during the holidays when the office was closed for a couple of days. I cleaned my own apartment and expected them not to charge me when moving out. I provided them with all the evidence, but they still charged me more than I had expected. The outstanding charges are now sitting with a collection agency.

I lived here in 2022 and expected the same experience this time around (which would have probably been 4 stars). I'll start this off by saying that the nice things about this place are: the units themselves, the gym, and the mail room. The bad: We applied for the largest 2-bedroom unit and, after being approved, we were told that we had been placed in the smallest one, which was not even comparable to the one we had applied to. I can't even remember the amount of times we had spoke to the woman that was helping us, and she told us she would contact us the following day, only to never hear back, and we ended up going in person to speak to them. This happened countless times and honestly, was where we should have looked elsewhere. Move-in day was awful. Apparently their "new system" wasn't allowing people to schedule times to come in and pickup their keys. So what was their solution? They just told people over the phone not to worry about the schedule and to just come in at noon. Well on move-in day many of us were told that we actually had to be on the schedule, which subsequently put us at the back of the line (4pm+). Our unit was filthy upon move-in. There was hair in the showers, black mold all in the microwave, and just general grime everywhere. Okay you know what that's fine because we'll deep clean any place we move in to... However, when maintenance replaced our microwave, they straight up just patched over the exhaust pipe with duct tape. So whenever we tried to use the fan while using the stove, the smells and whatnot weren't actually being exhausted out of the apartment... As a dog owner, the lack of care for pet amenities is so disappointing. The dog wash station doesn't even have a working hose. The water fountain in the dog park doesn't produce any water. Many of the waste disposal trash cans are so broken that the bags don't even stay open in the can and just fall inside, so eventually there's just a pile of dog poop in a bag-less can. Can't imagine thats fun to clean up (which I'm assuming is done by your overworked maintenance guys that get all the praise on here?). I don't know if their payment portal is stupid or I am. Wait no it's their portal! For our last month of prorated rent, they asked us to do some quick math because for some reason the portal only shows full rent instead of just the prorated portion. This isn't a huge deal but it's just another thing put onto the tenant. *Update 11/15/25: they requested me to make an extra payment but also BLOCKED my access to the portal! The place is so filthy. At first glance it seems like the place is kept up decently. But, after living here multiple times I have noticed that they've removed almost all trees from the property, so it really sucks in the summer. And there's just so much grime and trash in the hallways. Seems like the dirtier it was, the more comfortable people were to litter or spit. So, instead of fixing any of these problems, they decided to install multiple cameras at every entrance and exit that flashed bright red and blue lights all day and night (at every site, not just the 8175 site). These cameras (Turing AI surveillance cameras) "offers better safety and security through using facial recognition, people detection, vehicle detection, license plate detection". That's so awesome. I feel so safe every time I sit on my balcony and am reminded that I am probably being tracked by an AI camera at that very moment. (Don't forget the bright flashing police lights to keep you nice and relaxed!). So yeah if you're into any of that then live here. You have the patience of a saint. P.S. If you currently live at these apartments, learn how to park your vehicle! If you're a dog owner that doesn't pick up after your dog, you are disgusting and make the lives of those around you miserable. Also if you're a dog owner and you don't keep your dog on a leash, you should be ashamed of yourself for putting your dog and others in danger. So many dog fights happen here because of this. Shame on you and go touch grass without your iphone.

I have lived at 8175 for about 2 months now and I am contemplating paying out my lease. The apartments are gorgeous and maintenance is fantastic, that is all that is good about the property really. Even though they are pretty, the buildings were poorly constructed. I live on the second floor and have a family above me. I hear every footstep they take all day, all night, even with the tv and music on. It sometimes even shakes the apartment. I don't have much to say about management they do their job mostly, move-in was lengthy and unnecessarily complicated. The gate clicker they give you barely works. Most people who live here just have to put in the code every single time they want in, which is frustrating. The amenities room and pool have to be accessed through specific doors, meaning you have to go all the way around the building, and one of the gates to the pool is frequently broken. Much of the facility halls smell like weed and are dirty with resident trash. For the amount you pay in rent and it being considered one of the "nicer" housing options in BCS, I would consider living elsewhere.

I lived at Lake Walk at Traditions for a year, at the 8000 building. I signed a lease site-unseen (with recommendations from people who lived there) for a second floor unit. On the phone, I was told my unit had great natural light and a great view; I figured this was to make me feel better and was an exaggeration. It wasn’t! My unit had great lighting and a nice view of the walking path that goes to the Stella Hotel down the road. I took a lot of walks over to Lake Atlas! Anytime I needed anything the lake walk team was accessible and understanding. I put in maintenance requests that were promptly addressed and solved. When my gate fob died I went and got a new one. When someone parked in my car port, they took care of it and I had my parking spot back in less than 10 minutes. When I was ready to move back home, they compromised with me and let me park a POD in the parking lot for a few days while I packed all my furniture. Shoutout to Jose for answering all my questions and working with me on that! I just got my final statement, and besides the final cleaning fee I got all of my deposit back which I was happy about (I cleaned very well, but there were some nail holes in the walls). If you have the lifestyle to pay for living here it is well worth it! The amenities are great. It’s a 5 minute walk to Lake Atlas, where they have local events all the time. It’s also a 5 minute walk to the POV coffee shop and my favorite, Kanji sushi! You’re also 10 minutes from A&M main campus and Kyle field, and north gate bar area, if you enjoy that scene. Photos are of my balcony view on a foggy morning, the viewing tower at Atlas Lake overlooking the golf course, the walking path, a little marsh park nearby, AND a roll of sushi at Kanji!
