My daughter has lived at Redpoint College Station Cottages for the past 2.5 years. The complex is owned by The Scion Group, LLC, but is legally named SZ College Station Cottages, LLC. During this time, my daughter experienced two extensive mold situations, a flooding event caused by a burst pipe in a neighboring unit, the malfuntion of a lithium-ion battery on a roomate's e-bike that was allowed to be stored inside causing the entire first floor vinyl laminate to be replaced, a three day disruption to the HVAC unit, and almost a week without the unit's washer & dryer. The office staff is impossible to speak with unless you leave a message with the AI bot that answers the phone or send an email and wait for a response. Once you are finally able to speak with an actual human, the person has to consult with "the team" before making any choices that would be on your behalf. There are consistent financial and record keeping errors. Even now, my daughter's lease has a different unit listed than the actual unit she lives in. Please do yourself a favor and spend a few weeks getting to know the student housing complexes you might be considering as a residence and do your homework on The Scion Group, LLC before signing a lease at one of their properties.

⭐⭐⭐⭐⭐ Best Decision I’ve Ever Made – Redpoint is ELITE Living at Redpoint College Station is honestly life-changing. I’m not even exaggerating — this place makes every other apartment complex look like a storage unit with plumbing. First of all, the townhomes? MASSIVE. I feel like I accidentally upgraded to luxury influencer housing. High ceilings, modern finishes, private bathrooms, walk-in closets… it’s giving “main character energy” 24/7. The amenities? Unreal. Resort-style pool that looks straight off a travel ad Gym that actually makes you want to work out Study spaces that somehow make you productive Basketball courts, sand volleyball, the works It’s basically a private resort disguised as student housing. And the staff? Absolute legends. Friendly, responsive, and somehow always on top of everything. Maintenance requests get handled fast, and the whole community feels organized and clean. The location is perfect too — close enough to campus to be convenient but far enough to feel peaceful when you need a break. Honestly, if you’re not living here, what are you doing? Redpoint didn’t just raise the bar — they launched it into orbit. 🚀 10/10. Would glaze again

Management here is crap, and they will scam you out of money. When I moved in my carpet was soaking wet, to the point where I couldn’t put any bags on the ground without them getting pretty wet, which I thought was bizarre, but I let it slide as just something that likely just fell through the cracks when I was moving in. Then a week later I get an eviction notice due to an “unauthorized animal”. After speaking to office employees, they blamed a new employee for accepting my application, even though I had documented conversations with management about my rabbit they were still going to kick me out after 48 hours (mind you this was during the first week of school mid-week). I asked to speak to the manager, the office staff tried, but Brittany wouldn’t come out of her office to speak with me. Then, when my parents called and asked to speak to the manager, the problem was suddenly resolved without them ever speaking to her. That being said, maintenance and student employees are very kind, though maintenance requests are seldom answered quickly, we only had a few problems come up during the year, a smoke alarm filling with water and going off, and our washer breaking. From what office staff told us, there were so many people with their A/C breaking, they couldn’t get to our problem. Then came move out. We did a walk through with the manager to get a documented list of everything that we could be charged for, and were told if we fixed those things, we wouldn’t be charged. Only to get $165+ worth of damages EACH on our accounts that weren’t listed on our move out inspections. These charges were listed for months after our move out date and were not accompanied by photo proof as the legitimate charges were. Even weirder, they were vague and kept changing in name and amount. I also got charged for something clearly documented on my move in inspection. You can, and should, dispute charges, and 7 months later I finally got my charges zeroed out with the explanation of “that shouldn’t be there”. Great. Oh also- we got a couple of notices that law enforcement was handling domestic disputes and gunshots fired during our year there, which isn’t Redpoint’s fault, just maybe something to consider if you’re looking into living here.

Dylan is a wonderful employee. When it was pouring rain outside he gave me cover along with a ride in his truck all the way over to my car in visitor parking. I was only here for one day and was extremely impressed by his attention to my needs. 5 Star employee. - Beth Hunt. I can also back this up from my own experiences with him

I would give 0 stars if I could. I’ve never written a negative Google review before, but my experience living at Redpoint College Station from August 2024 through July 2025 has been extremely disappointing and at times, unsafe. I feel compelled to share my experience so others can make an informed decision. The apartment was okay when I moved in and my first semester here, not many complaints other than the few visitor parking spots that were almost always full during the school year across the whole entire complex from where I live. Another minor complaint I have is rude and unprofessional emails management sent to me. One of the unprofessional emails I received was about room inspections. I have a dog that I keep in my room and they came to inspect my room when I was gone. My roommate refused to let my dog in the living room and I received an email that I refused room entry and that I had broken the contract of the housing agreement when I didn’t even know that had happened because I was not at the apartment during that time (I attached a picture of the email). The second half of the semester through Summer the apartment has gone downhill fast from having a report of a suspected gunshot within the complex, to vehicle break-ins throughout the entire complex, to having horrible maintenance issues (I attached a picture of the email we got for the suspected gunshot and the vehicle break-ins). I definitely have not felt safe here compared to all of the other apartment complexes I've lived in College Station. Unfortunately while I have lived here at Redpoint I have experienced very bad maintenance issues and car break-ins. My now fiancé and my car were broken into and money was stolen. The maintenance issue started as water dripping from our kitchen ceiling near the light and water sprinkler. The maintenance here said it was a leak in our sprinkler system and just patched the ceiling… it turned out to be a much bigger issue. A month later it started to do it again and we reported it again. Our pipe to our water heater was leaking a lot of water upstairs which caused over a 100sq ft of our carpet to be wet (which was not replaced by the way) and our ceiling to be saturated with water causing it to drip. I called emergency maintenance in the early afternoon to come check it out because I was worried and they came a little bit later and called a contracting company and said they would be here closer to the night… They ended up showing up to my apartment around 2:00am. CREEPY! Especially being the only girl staying at the apartment and having to wake up early in the morning for work the next day. That was not considerate at all of maintenance to do that to me after being in contact with them multiple times throughout the whole entire night asking if this could be handled the next day instead of at the time it was handled. Then after all of that they left an enormous hole in our kitchen ceiling for 2 months and our baseboards ripped out up stairs, then decided they wanted to fix it 2 weeks before I moved out and cut the water off for 4 days (I attached a picture of how the ceiling was left for 2 months). At first they gave me a place to stay and use the water but it was not livable at all (I attached pictures of it). After talking to the office about how it was unlivable because I couldn't get to the microwave to use it they ended up giving me a different place to use. Today has been 7 days since the water has been shut off… Thankfully I left the apartment for a 3 day trip so I didn’t have to stay here with no water and just got back to find out nothing has been completed and we have no water (I have attached a picture of an email, no further communication has happened since then...). If I had known how poorly managed and unsafe this complex would be, I would have never chosen to live here. I strongly encourage anyone considering Redpoint to look elsewhere, the stress and issues I’ve dealt with over the last year are absolutely not worth it.
