While not all bad, The Landing falls short of its potential; even with the recent amenity additions. Good: Unit-specific: Despite older construction in most buildings, the layout of the units has its charm, and at least in my unit, having in-unit washer/dryer is a huge plus. Additionally, I haven't had any rodent or major bug problems in my unit which seems to be a common issue for this area. Non-unit specific: The new amenities are very nice, and the on-site gym is probably one of the nicer apartment-complex gyms in the area. Additionally, proximity to the main A&M campus is great (easily walkable) and there are several bus stops around the property. Lastly, outside of the month of move-in, maintenance has been always fast and responsive. Bad: Unit Specific: Upon move-in, I had to put in double-digit work orders to get my unit to be actually "move-in ready". Light bulbs missing, half the drawers were broken, crack in bathtub that needed to be investigated, broken blinds, in-unit humidity issues, and more. In addition to these issues, the wifi [which is included in rent] was not working upon move-in, and was told by the property to figure it out for myself and call the property's internet provider to schedule a visit from one of their technicians (totaled over 4 hrs of phone calls to get this accomplished). This was a bit off-putting since wifi is included in rent, and at least in my mind, can be reasonably assumed to not be the tenant's responsibility to ensure it remains active and available for use. After finally getting someone to come out and work on the wifi, I found out from the technician (who had also worked on this property in the past) that all wifi connections in the wall had broken at one point in time in mine and multiple units and buildings on the property, and The Landing only elected to replace one outlet and leave all the others broken [at the very least in my unit], in which the technician proceeded to test all of these connections and this was confirmed. These work orders that collectively took almost a month to fill also don't include the other issues in the unit that would not warrant a work order. These include paint splotches throughout the floors of the apartment from painting over the previous tenant's wall damage, clear outlines on the wall of almost every past nail and tv mount that was hung on the walls of the apartment, painted over outlines of where the old door locks were, new carpet that was put in with missing patches/no apparent carpet padding/exposed staples/tacks, and more. Additionally, there have been several hot water outages after only living here for a few months. Non-unit Specific: Mail can be slow, but is starting to improve. Sometimes I will go days without getting written mail or receiving a package that was marked as delivered from the carrier, but then when I do receive the mail my mailbox is full of letters and/or packages that I know weren't all delivered in one day. Additionally, it is unfortunate to see that The Landing doesn't entice current residents to renew as much as other complexes do. Previous apartments I have rented with would make offers to tenants of either no rent increase to renew, or even rent decreases to encourage current tenants to stay. Instead, this complex is asking for a near $200 increase to my monthly rent with their best offer being no better than a $125 increase to my rent. Lastly to piggyback off the previous point, this complex is overpriced (especially with these rent increases) for what you get. While there are some brand new buildings on property which may be more justifiable in price, I am going to focus on the many older buildings on property (which include mine), and in these units appliances are older, TLC repairs are needed throughout the unit, the floor has spots that bubble, and more. Just about all of the issues mentioned in this review could be overlooked if the rent was lower and adjusted to the age and present shape of the buildings/units, but that is not the case.

Our tour was great and the 2x2 vintage unit was cute. Only reason not 5 stars is I am skeptical of all the bad reviews I have read on maintenance issues and towing of vehicles of tenants. I am just a worried mom about sending my girl off into the real world. The amenities are top notch!!

Love living in the new Luxe apartments. Management is amazing and easy to communicate with, maintenance is timely, accurate, and kind, and the amenities are nicely put. Just wish we weren't being priced out! Would love to renew but can't be paying close to or over 1k for a shared apartment. Parking is first-come-first-serve and wish they had more guest parking but a little walk isn't bad at all.

Total nightmare—avoid this place at all costs! During my time there, their contractors sprayed paint all over my brand-new car in the parking lot when painting the buildings, and management shrugged it off with zero responsibility, hiding behind a shady lease clause that lets them off the hook for any damage caused by their own hired workers. They also hiked the rent by absurd, exorbitant amounts with every renewal. The worst part? Their upstairs cleaning crew left a bathtub faucet gushing for HOURS, completely flooding my apartment—ruining the carpet, soaking and destroying everything in my closet, and causing massive water damage everywhere. Then, in a slap in the face, they billed ME to "clean" the destroyed carpet they were responsible for replacing! To dry it out, they hauled in massive industrial fans that blasted non-stop 24/7 for days—I couldn't sleep a wink from the deafening noise—and they didn't even have the decency to offer a hotel room or relocate me to another unit EVEN WHEN I ASKED. On top of that, maintenance left my apartment door wide open with no regard for my pet's safety, risking it bolting out at any moment. I appealed the charges, bombarded them with emails and calls, but got nothing but radio silence and excuses. Save yourself the agony, financial drain, and outright danger—run for the hills! Students really love Park West if you need the same area. 👎👎👎👎👎

Terrible management, my friend was in constant touch with them to transfer his lease onto me and they kept delaying communication till after Thanksgiving and finally told him that the 4 & 5 Bedroom units are already sold out. This was just a convenient choice for me as it was closer to my old apartment but there so many better choices. The friend that lived there said that maintenance requests were also super slow, Utilities were unnecessarily high. Parking is charged but neglected and anyone even guests park in your spot. Apartments are average and only given to certain students based on race. I hope those who have signed a lease already
