If I could give less than one star I would, today they took a huge section of the wall and flooring in my sons room out from what I assume was a water leak to the adjoining apartment. No notification until after they had done it. They had multiple fans blowing in the room and stated in an email that they would need to be left running all weekend so no way he would be able to sleep with the noise. When asked if they could put him in another unit until it was fixed we were told no because it was still habitibal. The rent is outrageously priced to begin with so to be told they can’t put him somewhere else for a few days while they fix the problem is absolutely unacceptable. Don’t waste your time, look elsewhere!

I have visited callaway multiple times and it’s been the worst experience at college station. DO NOT live here if you are out of state. Trust me. While I was visiting my friends were dealing with mold in their vents, my car got towed from the visitor parking and the staff made it very unclear that my spot i took was not apart of the visitor parking. The front office staff is nice but the manager is EXTREMELY unhelpful and condescending. Close to campus but do not recommend at all. Any other place is better. SAVE YOURSELF THE HASSEL.

I’m a current resident at Callaway Villas, and I have to say I’ve been pretty disappointed with my experience so far. I reached out to a few employees last Friday to express some frustrations and was told that the manager would contact me on Monday. To my knowledge, I haven’t received any emails or calls, so at this point, I’m writing this review. There are several things I’m unhappy about, but I’ll start with the most frustrating and frankly the most ridiculous obstacle I’ve had to deal with during my month and a half here. When I toured Callaway, I was told that the bus stop would be located in the front near the main office. When I moved in, I found out that the bus stop had been moved to the back. I understand that the bus stop location might not be under management’s control, but once it was moved, management could have at least opened a gate near the back so residents could easily access it. Instead, residents (myself included) are forced to walk all the way around the gate — meaning those of us who live closest to the bus stop now have to walk all the way to the front, then all the way back around, just to catch the bus. Not only is this extremely inconvenient, but it’s also exhausting given that College Station is notoriously hot. No one wants to be walking an unnecessary distance in 90-degree weather before and after a long day of classes. Some residents started lifting the box on the back exit gate (which is meant for cars) and manually pressing the open button to get through. That worked for a while — until the box was deadbolted shut. I even heard people joke about buying a bolt cutter out of sheer frustration. After that, the maintenance team — who have honestly been the only staff pleasant to talk to — left a small gap at the gate so residents could get through. That solution worked great and everyone was happy, until maintenance was told to close the gap because it was a “liability issue.” I find that ironic, considering I’ve seen multiple residents literally jump the gate. Personally, people having to climb over a gate seems like more of a liability issue than a small walking gap would’ve been. On top of the bus stop mess, both the front and back car gates constantly break. Even when the front gate is supposedly “working,” you basically have to get out of your car and hold the flimsy placard they gave us right up to the sensor — otherwise, you might as well drive straight into it because even Moses couldn’t open that gate. As you can probably tell, I’ve been patient and have kept most of my frustration to myself, giving Callaway time to fix these issues and even reaching out before resorting to a review. But since I can’t leave multiple bad reviews, I’ll keep going. When I toured Callaway Villas, the model unit looked noticeably different from what I actually received. Normally, I wouldn’t care too much about that — but after already being misled about the bus stop, it’s frustrating. It’s also clear that no one properly checked the units before leasing them. When I moved in, several things were broken — for example, the rod to open and close the blinds is missing, and one of my roommate’s blinds is barely hanging on. So not only am I taking time out of my day to write this review, I’m also having to submit multiple maintenance requests for things that should’ve been fixed before move-in. And speaking of move-in, the place was clearly repainted — but whoever chose the color must have been colorblind. The walls are this depressing burnt yellow, and the paint job itself is messy, especially around the corners. Also, to any future residents worried about the train noise — don’t be. That’s the least of your concerns. You’re much more likely to hear your neighbors loudly complaining about their dating lives and, let’s just say, their personal shortcomings. To be clear, I’m not the only one who feels this way. My roommate and my neighbors have all shared the same frustrations. Most college students are hesitant to speak up — and honestly, I was too but I frankly have had enough.

We recently visited Callaway Villas and did a tour with Sarah. Even though we have already signed a lease, she was super helpful, very friendly and provided outstanding service. She was very detailed and took us through all the spaces in the complex. She was phenomenal and we loved the place. My husband even said he wishes his dorms were that nice in college and will be visiting my son often (jokes) because it’s so nice and clean

Calloway Villas is a wonderful place to live! Favorite part is being so close to campus. Great amenities like a gym and big pool and study spaces. Maintenance is usually really good about service requests. Friendly front desk staff and special shoutouts to Kyla, Bella, Rose, and Alex. They’ve all been super friendly and timely with everything I needed! Renewing my lease is easy!
