I have visited my friend many times at this apartment and honestly I don't know why they even live here. Getting in and out of the apartment is a headache from 3pm-7pm on most days. Car gate is broken about 80% of the time, I can easily walk in if I park in Century Square garage since the gates are always open, and anything that isn't the office is pretty dirty. Also I feel like there are way more people moving out the apartment than moving in based on how many U-Hauls I have seen throughout the year. Please do yourself a favor and live somewhere else that is just as close, just as nice, and cost less

TLDR: The price you pay for and the experience you get is not worth it. The first year of living at this complex was actually pretty good, but within the last year it has gone downhill. Now the only good thing about this place is their maintenance staff. If you are older and not someone who just hit 21, and like a quiet living experience, I would say save you money and rent a house or another apartment. We found a 3 bedroom house that is cheaper than their 2 bedroom layout and same distance from work/school. They advertise this place as luxury but the only luxury thing about it is that they take your trash out for you. If it was truly luxury I would not being paying $1,700 for a one bedroom to feel like I am living in an undergraduate dorm again with all the noise in the community. You can hear your neighbors pretty clearly through the walls. It is so bad that I can tell you the names of my neighbors and their significant other and I have never seen them in person. You can also hear their alarms go off in the morning even if it is not the apartment next door to you as the office informed me that their vent system can make noise travel from other apartment to yours. The property is always dirty or something is always broken (like gates) despite the worker's efforts to clean or fix it. They added new "security" device but literally anyone from the plaza can still walk in (which is concerning considering there were multiple SA reports in the area). If you try to address these concerns even with video evidence the office will tell you they can't do much about it or they may not even address it at all. I have lived in many communities, all with their own problems, but this is the first time we are actively counting down the days until we leave. I also added videos of the noise you may have to deal with. These are only 2 but trust me, I have more videos of my neighbors than I have of my dog and significant other since it is that much of an issue

Edit: Experience has gotten significantly worse within a year. Not worth the $1700 they are trying to charge you. It has started to feel like living in a undergrad dorm again with the neighbors we have yelling on both sides and even people in the parking lot. We have tried to resolve this with the office because we know a lot about people we have never met (since they are that loud). At first they were helpful but now we have pretty much 0 communication from the office after our notice to not renew. Example of how they care about your money and not necessarily you. Pretty average living experience and you'll see that once you filter through all the visitor reviews. They still haven't fixed problems brought up in other reviews and it's becoming an issue Pros: Staff- The staff has always been so nice and helpful when I go to the office for packages or general questions Apartment- They are pretty nice apartments and are better for older students. It is quieter than most around this area and nice to come back after a long day and not deal with parties and such Cons: (all of these have been mentioned in other resident reviews except the gym one) Safety- This place is so easy to get into if you do not live here. There is always a gate broken/open whether it is a car gate or pedestrian one (heck the car entrance one has been broken for almost 2 weeks as I'm writing this) so anyone can pretty much drive or walk into the complex without living here. People will literally just park here to avoid paying for campus parking or plaza parking. I have also seen people park in the filed next to the apartment and easily walk in through gates while taking my dog out Parking- They have multiple signs stating they will tow cars without a permit but they don't...the only thing I see them do is put tiny papers on cars that can easily be taken off. So good luck with parking in the garage. Most days I drive past ~5 cars without a permit in the garage and sometimes it can be more (especially during football season) Cleanliness- The walkways are never cleaned unless you are on the first floor. They tried mopping them the other day but that made it look worse since all the dirt stuck to the ground. It really doesn't take much to get a leaf blower at least every other week and clear the beer can, cigarette butts, and general dirt away. Sometimes bigger trash will live in the walkways for a week before it is cleaned Roaches- Not a huge problem but they will come out of your shower drain from time to time and it gets annoying washing them back down Gym- This one is a personal preference but I stopped using the gym because honestly I do not feel safe using it. I really don't know who thought it was a good idea to put the residents on display for the public to watch them (and yes there have been creepy older men that stop and look in). If people want to look at the gym they could seriously just take a tour

The STAFF! The staff are what truly make this apartment community/family thrive! I have been living here for about three years and found a new home and family at 100PARK. The lobby is always exceptionally clean due to Veronica's hard work. John is extremely responsive with maintenance and is one of the kindest guys I know. The property manager, Elena, really knows how to bring a sense of community with her welcoming vibes. We can’t forget how welcoming and caring the front staff are, either. I highly recommend 100PARK for your College Station endeavors!
