DO NOT MOVE HERE!!!!!!! I am a Disabled Marine Corps Veteran living here with my wife. We are currently finishing up my our second lease with Flora. Throughout the first half of our stay here there wasn’t many problems. Our first complaint was due to the constant outage of the front gate, which defeats the purpose of a gated community, if the gate does not work. Out of the 16 months we have been here the front gate has worked maybe 6 months. The management / maintenance enters your apartment on nearly a monthly basis. As a veteran I am not too fond of consistently having strangers walking into and requesting to enter our apartment. If you request for the maintenance to knock and be allowed in before entering in the notes of your maintenance request. This will NOT be honored. Parking here is an absolute nightmare. Most of the time I have to park at a different building. About a couple months ago a Management employee moved into the building across from us. She received a reserved parking spot. This spot is not purchasable from the office. This was solely given to her. This made parking 10x worse for my building. As I parked in this spot everyday for nearly a year, I ended up parking there and had a towing notice sticker with adhesive put on my window. Directly in the position of my eyes would be on the road. Normally this wouldn’t be an issue as I didn’t notice this before leaving for a very important VA Hospital Appointment in Houston. This sticker was adhesive and sat all night and I had to pay for it to be removed by a car detailer the next day. I tried to get it off and I couldn’t. I had to drive to Houston with an orange adhesive sticker in front of my eyes. This was an appointment that I could not afford to miss. This started lots of frustrations with myself and the front office. As I wrote emails regarding this issue. They of course were brushed off. This is where we believe that the animosity of this employee towards myself and my wife started. Soon after this, we were falsely accused of having a grill and using the grill on site. We received a leasing violation. I do not own a grill. But from the point of view of the employees window that moved in across the street from us, with our neighbor having a grill in the garage next to our door, we assume this looked like it was us. We complained and finally got the leasing violation away. At this point we felt like we were being watched by this employee. And knew that something else would come of this. Fast forward to now, 6 days before we leave to move to Galveston. We have been hit with a $650 fee for pet waste, with a lease violation. This was due to samples taking in November of which I was recently able to get to the front office to register our dog for DNA. They did not classify this as one offense, they took 4 samples over a week period and submitted them all. And hit us for each one. I work night shifts as I am a homebound disabled veteran and there very well is a chance I missed animal waste while taking out our dog at night. But there is no forgiveness or warning from the Flora Management. They finally got something to stick on us. I reached out to the regional manager of RPM Living to find some solution. She said she would get back to me with a solution. I am still waiting on that solution. We are being told that we cannot turn in our keys without paying this fee. I have moving costs and deposits for another place that I have to pay. I highly recommend you to NOT move to this place. If the management does not like you, they WILL find a way to make you pay. They will most likely respond to my message with a “please reach out so we can help you, and we are so sorry that you did not enjoy your time here”. No issues with screwing someone over. We are nervous about writing our review as there still is days left on our lease. And with how things have been going they may try and find something else. But we would not wish our situation on anyone and feel it is important to share our story of living at Flora 4050.

My husband and I were genuinely excited to move into this community. We wanted a gated complex that felt safe and more “quality” than what we were used to (student apartments for me, and apartments near military bases for my husband, a disabled veteran). At first, things were fine, we had no major complaints. That changed after an apartment employee moved in across from us. Not long after, we received a lease violation for grilling that wasn’t even us — it was our neighbors. Management later admitted the mistake, apologized, and removed the warning, but it raised serious concerns about how violations are handled. It felt like residents can be accused first and “investigated” later. Parking has also been a constant issue. There’s already a shortage, and residents often have to park far away and walk. Yet the employee across from us was given a reserved parking spot and it was one that nearby residents (including us) regularly relied on. That kind of preferential treatment only added to the frustration. We have a Bernese Mountain Dog with digestive issues. We always do our best to clean up after him, but when he has diarrhea it can be difficult to remove completely. My husband is a disabled veteran with a spinal condition who works overnight and often takes him out at night, and it can be especially challenging for him to fully clean up waste in those conditions. Even so, on January 6 we were hit with a $650 pet waste charge/violation just six days before our move-out. The timing felt punitive and put us in a very difficult financial position right before leaving. Overall, after the employee moved in, we felt like we were constantly being watched and suddenly received warnings and violations far more often. Whether intentional or not, the experience felt targeted and hostile. There were also ongoing property issues. Our AC regularly went out, and maintenance would “fix” it temporarily by adding freeze/quick solutions instead of addressing the underlying problem. Towing is another major headache in this complex — we personally weren’t towed, but many residents were, and it often comes with expensive fees. On top of that, there are multiple extra charges labeled as “admin” or miscellaneous fees that feel excessive. And while this is marketed as a gated community, the gate frequently doesn’t work, is not functioning now, and is left open which defeats the main reason we chose this place. We’re leaving exhausted and disappointed. This experience has made us decide to never rent again and just buy (save yourself the headache.) I wouldn’t recommend this property to anyone looking for fair management, consistent policies, or a community that actually prioritizes residents. THEY DO NOT CARE FOR THEIR RESIDENTS PLEASE DO YOURSELF A FAVOR AND DO NOT LIVE HERE!

I just recently sold my home and was not ready for an apartment until I come Flora 4050 with my realtor. It was very spacious and well maintained! Kaylee was very helpful and friendly when showing the property and put me at ease about the move. I have 2 pets and this is the perfect spot for them because of the yard area attached to the apartment! As soon as I seen that and the attached garage area I was sold. Kaylee was also very helpful with getting all the paperwork together for me to move in and made it very stress-free. I also put a work order in today to have the door secure to the bedroom and in within a couple of hours, Juan was at the front door to fix the problem with a very friendly attitude. I would like to thank each and every one of them for helping me with this move and would recommend anyone who is searching for a safe and quiet apartment to come and give this one a try!

Just recently moved to Flora 4050 and I couldn’t be happier! From the moment I toured the property, the leasing team (shoutout to Caleigh) and management made everything seamless. They answered all my questions and worked with my move-in timeline. The apartment itself is even better than the photos. The natural light is unreal—lots of big windows and modern finishes. It’s super quiet and the neighbors have all been friendly so far. If you’re looking for a place to call home that is nice and welcoming put Flora 4050 at the top of your list. Worth every penny!

We have lived in this community for 2 years, it is a warm and welcoming place, easily accessible, close to services, schools, shopping centers and with good communication routes. Flora has given us a safe residential option, with excellent services and amenities, the managers are very helpful people and we love to say hello and have a snack in their beautiful space overlooking the pool to make every day more pleasant to live here, here our little dog Cooper is very loved and really enjoys one of the special parks for him. And if you are looking for well-kept lawns, sculpted bushes and a pleasant and welcoming atmosphere, we highly recommend living here!
