Worse than you could imagine. Tried to charge me for repairs I already fixed on more than one occasion. Suggested I go up on rent. So renter decided to move instead of paying more. Then the house sat empty over six months. So they recommended dropping the rental price. I found another company for handling my house. Beal said they would mow the yard said that is the least they could do. Well I mowed it but they sent a bill anyway. I wouldn’t recommend Beal unless you enjoy frustration. I don’t.

If I could give 0 stars, I would. Do not rent from this company!!! They charged my son an extra $500 outside of his security deposit for normal wear and tear. I had pictures of scratches on the walls on move in and they were charged for a full house repaint, for light bulbs, AC vent, ect.

Beal manages our HOA, and frankly, the experience has been extremely frustrating and disappointing. Instead of providing any real value for the money homeowners are forced to pay every year, they seem focused on sending out constant, petty “Friendly Reminder” notices over completely trivial issues. The enforcement feels arbitrary and inconsistent. Minor things are targeted with unnecessary urgency, while obvious and ongoing violations elsewhere in the community are ignored entirely. There is no sense of fairness, priorities, or actual management—just selective enforcement that makes no sense to residents. A perfect example of this nonsense is receiving a violation notice for a couple of dandelions that appeared overnight in a flower bed. Meanwhile, more noticeable and long-standing issues in the neighborhood are left untouched. It’s hard to take the HOA seriously when this is the level of oversight being applied. Overall, this HOA management comes across as more interested in nitpicking residents than actually maintaining or improving the community. Homeowners are paying significant fees and getting very little in return beyond constant petty enforcement emails that feel more like harassment than management.

Would give 0 stars if I could. Do Not buy an Oak Haven town home. Beal Properties is the management Co. They take your money but if you need any thing done that they are responsible for they won't pay and say they have no money. They have no urgency and the communication with BOTH Oak Haven board members and Beal Properties is almost non existent. I had a town home for sale. Inspections found hail damage. Roof needed replaced which the HOA is responsible for. They refuse to replace the roof. Said they have no money to do so and expected that explanation to be acceptable. Had to end up giving credit to the buyer in order to sale the home. Beal Properties was our only contact and basically would just say I've passed on your message to the HOA board members that's all I can do. UNACCEPTABLE!! Not quiet sure what Beal properties does besides collect the money.
