I lived at West Koenig Flats (WKF) for just over 3 years, in 3 different apartments during that time. When I first moved in, I was impressed by the leasing office, particularly Emily, and the maintenance team led by Jack. They were quick, friendly, and professional. One of my favorite things about the apartment was the location - a great neighborhood with walkable bars, restaurants, coffee, and vintage stores, plus easy access to I-35, Airport Blvd, and Lamar Blvd. Unfortunately, in the last year, things declined sharply. The original leasing staff were abruptly replaced and the new maintenance team does not handle concerns. The new leasing office folks are trying their best, but they do not know the residents and fail to address concerns in a timely manner. After six months in my 1st unit, a fire suppression water line broke due to cold weather above my apartment, completely flooding it. The leasing office worked with me on options, and I moved into another similar apartment within WKF. However, they did not give me any compensation or make a good-faith attempt to reconcile the damage. I learned after it happened that my unit had flooded once before and they did not tell me. Over my 3 years here, I saw these water line breaks happen often during the winter due to lack of winterization, a major risk of living here. In my 2nd unit, I started seeing more problems, often due to the new maintenance team, though I could usually work it out with the leasing office. Most notably, they changed my locks while I wasn’t home on a late Friday afternoon without my permission or notifying me. When I got home, just 30 minutes before the office closed, I found my keys no longer worked — the maintenance team had lost my key somewhere in the complex and changed the lock without telling me. My AC also wasn’t working for about a month in the summer, delayed further by the maintenance team and leasing office failing to call a vendor until I followed up repeatedly. After that, my partner and I decided to move in together at a bigger unit at WKF. This is where things started getting really bad. We 1st chose a basement unit, but just days before our scheduled move (with movers, internet install, address changes already lined up) we were told it would be delayed due to “maintenance concerns,” which turned out to be a cockroach infestation. They claimed it would be fixed in 2 weeks, but on move-in day 2 weeks later, I found 10 cockroaches within 10 minutes, immediately telling the leasing office I would not be moving into that unit. They lied about the condition of the unit, and again, I had to cancel all my rescheduled moving services. Later that night, I returned around 11 PM and saw at least 50 cockroaches running around. Dealing with an expired lease and no time to find another apartment complex, we picked another unit on the 3rd floor hoping we would be far away from the cockroach infestation. Upon moving in, we found around 12 maintenance concerns: AC airflow issues (2nd bedroom never got AC), constantly running toilet, improperly installed kitchen faucet that hung down, off-balance washer, rattling dryer, and more. Many were never fixed. Eventually, we gave up trying to fix these issues when maintenance entered our unit while we were on vacation and left the door unlocked for over 48 hours. Common areas were also neglected: * Pool closed for about 2 months during peak summer 2024 due to algae * Garage door broken constantly (once taking 2 months to fix), during which many cars were broken into * Hallways smelled bad and had cockroaches on floors and walls (it is obvious that the complex has a very bad cockroach infestation that they are not addressing adequately) * BBQ grills broken and often out of propane * Forced package service “Fetch” lost more of my packages than it delivered What started as a great place to live with friendly staff turned into a stressful, poorly managed, and unsanitary environment. There are many better apartments in the area that are newer, offer better incentives, and are cheaper.

Toured West Koenig Flats and was really impressed. The place is modern, clean, and has great amenities like a resort-style pool, gym, and even a dog park. The apartments felt spacious with nice finishes, and the whole property is well-kept. Alexander showed me around—super helpful and friendly without being pushy. Definitely worth checking out if you’re apartment hunting in Austin.

I toured this apartment complex recently and was really impressed. Elias was super friendly and made the whole experience feel relaxed and easy. He answered all my questions and gave me a good sense of what it would be like to live there. The property is clean, well-kept, and has a really nice feel overall. The amenities looked great—especially the pool! Even though I’m still deciding, this place definitely is on the top of my list. If you're looking for a new apartment, I’d recommend stopping by for a tour.

Do. Not. Move. Here. I’ve been waiting to write this review. Moved to the city in 2021 and rented there. I had to deal with disgusting carpet which they said was “fine” - clearly soaked and destroyed by animals, mold, ROACHES, ants, noise, trash, and more. Front desk staff turned over many times. Facility maintenance including the pool never maintained, broken gates and entrances, you name it. Please save yourself some time and heartache. I know the location and price point maybe be attractive, but DO NOT

My Fiance and I lived at West Koenig for two years. From the moment we toured to the moment we moved out the staff were incredible. Emily Faulkner was the deciding factor for us moving in and one of the biggest reasons we were sad to leave. The rest of the staff was equally welcoming and always ready to help however possible. When the freeze hit Texas, they took care of the community better than any complex I've ever lived in. If you're considering moving in, do it--the community alone made leaving a hard decision. As for the apartments themselves: the rooms are huge, the bathrooms are lovely, and the maintenance staff are incredibly responsive if and when any minor issues does arrise. There's no better place to call home than West Koenig Flats.
