Security gates have been broken since mid-last year, there is a large hole in the back fence where people can get in, gym was 'updated' but they took away needed equipment and replaced it with some that no one uses. No one is available to answer the phone when you call the office, office stopped sending out notices and information, mailbox is broken and you can't send out letters, they charge $15 month for fetch (which no one uses because it's a worthless service) and they are raising rents significantly on residents when they resign new leases. And they've recently stopped supplying dog bags at the potty stations and emptying the trash at them. Also there have been homeless people on property checking car doors and a LOT of trash left at the dumpsters, which haven't been emptied regularly. In addition they aren't cleaning the apartments properly before new tenants move in and have stopped cleaning the breezeways. The gym hasn't been cleaned for several weeks. Editing this...If it wasn't for a great location, we'd probably consider moving. Staff is nice, but there are quite a few things that need to be fixed/worked on. There are at least 2 large holes in the fence that haven't been fixed-even though work requests have been put in. Our neighbors had some property stolen from their garage. The pool has been closed often this summer. The gym is sometimes cleaned, sometimes not. The gates are still broken and it's been at least a year or longer since they last worked. There are a lot of electrical boxes and air-conditioners without covers and exposed wires. If you read the reviews, notice most of the positive ones are from people who toured the grounds, and aren't living at the complex.

One of the worst apartments in Austin. The current leasing management office is really bad when you vacate. Andrea (their community manager) has been extremely rude. It took them 2 months to refund my deposit. They even told me to not enter or even showing up related to refund questions. They were unresponsive on phone calls. While i lived there for over a year, their gate security never worked. The grill was out for almost 6 months. The pool is dirty on weekends. Their prices have gone down further but it’s really not worth it. Please avoid this community at all costs. There are better apartments nearby (ex in domain) which are 5-10% price wise higher but at-least 70-80% better on facilities and engagement. Texas state laws maintain that properties have to refund within 30 days and these guys just ignore it. If you value mental peace and you care about your own hard earned $, avoid them at all costs.

I do not recommend moving here. Our experience has been frustrating with numerous issues. We had to move our broken, bug-infested oven outside, and it took weeks for it to be replaced with a low-quality, non-stainless steel model. The window screen outside has been half broken for months, and despite daily passes by the maintenance team, it remains unfixed. Our AC broke and took weeks to be repaired. More recently, we had water damage, and the drywall repair has yet to be addressed. Trash frequently overflows, and although the pool was remodeled last year, the cushions on the chairs haven’t even been cleaned this season. Additionally, the constant presence of homeless individuals and ongoing gate issues are concerning. Overall, I would advise against living here. Now this week they are offering Krsipy Kreme donuts to the community to try to make everyone happy. A bit to late. Can't wait to move.

Beware: Management Unresponsive and Property Unkempt I’ve been living at this apartment complex since December 2022, and it’s honestly been an increasingly frustrating experience. The management team is completely unresponsive, and the property is in constant disrepair. For example, the gate has been broken for over 8 months and no effort has been made to fix it, making the complex feel less secure. Valet trash service is another issue—they do not come by consistently, they don’t remove the trash bags in our trash cans gently, which leads to trash spilling all over the place. It’s not only unsightly but also unhygienic. The breezeways are rarely maintained. They’re never swept, blown off, or power washed, leaving them looking neglected. Perhaps the most disturbing issue has been recent reports of unhoused individuals squatting in vacant apartments. These units are still being listed on the website as available, and it seems management isn’t properly securing them, leaving them open to trespassers. Overall, this complex could be a great place to live, but it’s evident that the owner and management don't care about maintaining its property or the safety and comfort of its residents. I’d look elsewhere if you’re considering moving in here

I lived here for a year. No major problems but there were some. Most of the people working there (management, leasing, and maintenance) had all left by the time I moved out but Matt and Candy were really great and helpful! There were a lot of issues with security as far as the gates being left open and homeless people hopping the back fence. The pool was nice and the gym used to be nice. They got rid of a lot of good machines during the "upgrade." The place was quiet, mostly free of bugs, and my appliances worked. Power did go out a few times in the beginning but I believe it was a city issue since it happened to the diner next door, too. A few cars were broken into during my time there just a heads up. Overall, it was a good place to stay for a year's time. Wasn't perfect but no major issues.
