I lived here for less than a year with my mom and I don’t recommend this place to anyone. 2 weeks later after we moved in we got infested with BEDBUGS!!! This is something that has never happened to us, we had to throw all of our beds, sheets and furniture away and it was a constant fight with management to get pest control in. We had to get lawyers involved. After this nightmare— we noticed we were also infested with other bugs in the kitchen and just everywhere. Imagine living like this for a year. Neighbors also were having the same problem and if you keep reading the reviews we are not the only ones. I had mold issues in my room and they never fixed it. Management is horrible and people on the office are rude every time you need help. Be careful with the extra fees at this apartments, THEY WILL CHARGE YOU FOR EVERYTHING AND LITERALLY NOTHING. After paying our last rent we got an extra $200 charge for “water” from 2 months ago that didn’t make sense. Rent was supposed to be $1,750 a month and every month it was coming out to $2,100 including a $50 “service fee” just to pay online. Water bill was around $150-$200 every month??!!! They keep changing management and it just keeps getting worse. Gabriela is rude. We kept having power outages and also our AC didn’t work for 5 days so we had to keep waiting for maintenance to fix it. I’m warning you, don’t live here. The idea of living close to downtown for some “affordable” apartments may sound nice but think about it. Update: 6 months later after we moved out from this apartment complex, they added some “water/ trash charges” with a total of $200 when we paid everything before leaving. They didn’t let us know, instead they sent it to collection. Be careful when moving out. I did see reviews about extra charges after moving out for no reason.

Management team added a charge to mine and all my roommates credit reports 8 months after we moved out. They claimed the fee was on our accounts the whole time and they have reached out numerous times for payment. None of us ever received an email or call and we have been calling them repeatedly to try and get this resolved. They either will not answer or call back. In terms of the units, they are cheap, will not be cleaned when you move in and dirty. We continuously had to deal with bugs, roaches and loud neighbors. They also had stray cats roaming the property. In the winter our heat did not work so we asked them to come fix it. A man came that could not speak english. He turned on the furnace in our unit but because it had not been turned on in several years plumes of smoke were spilling out of the vents as the furnace burned all the dust and debris that had settled into it. It left a horrible smell in the apartment for weeks and they did not offer us any recourse. AVOID AT ALL COSTS.

Apartment is in a good location, residents were noisy throughout the night, office was never responsive to calls or emails, all interactions needed to be done in person. Did not receive any charges upon moving out or attempts to be contacted to roomates as well but were hit with a 2k bill collection on our credit when we moved out 6 months ago although we never received one attempt to contact us. charged me twice for rent and refused to refund had to dispute through back to get MY MONEY back. Do not recommend moving here due to predatory practices by company.

The management team claimed that approximately 6 very large holes (“fist-sized” to quote the team) were left in the walls throughout the apartment and added a $330 charge to our move-out balance for this. No damage of any kind was left in our apartment. I had heard that this complex had added charges to another tenant long after move-out claiming damage when there wasn’t any. And when asked to provide photos of the alleged damage, they said that they had switched management companies so they no longer had the photos but that the charges still stood. Because of this, I took some precautionary measures and documented our apartment in detail on the day of move-out. Over 100 photos of every room, wall, surface, appliance, etc. demonstrating that the unit was not only left free of damage but was also clean. After emailing these photos to the management team, and 2 weeks of emails and calls to push this issue to resolution, the charge was finally removed (very begrudgingly with multiple conflicting stories delaying the resolution). After requesting multiple times, the photos of the alleged damage was never sent. My roommates and I put a lot of care into being great tenants (timely payments, maintaining a clean and undamaged apartment, etc.) so to seemingly have an attempt at scamming us out of more money for damage we clearly did not cause was very disheartening and calls into question the integrity of the management team. Not all interactions with the management team were negative. In fact, many things were handled well but this one instance was egregious and left a very bad taste in my mouth. You should be able to live in a complex that you trust not to try to scam you. Unfortunately, I suspected this might happen and it did. I understand this complex is more affordable than many living options in Austin but I would not recommend living here. If you do, please do what you can to document things and advocate for yourself.

Lots of downsides to these apartments. It was nice when we first moved in but has gone downhill since then. There’s always trash EVERYWHERE. Multiple incidents of car vandalism and break ins. Unsupervised kids damaging property (ex.throwing rocks at parked cars!) Large groups of unsupervised kids are always roaming and screaming past sundown. One of the kids carves their initials into our front door. appliances are always breaking and it takes months to get them properly fixed. Doors are constantly falling off hinges. The internet sucks and you can only add 9 devices. The appliances are NOT stainless steel like they advertise. We’ve had to call the police multiple times for unhinged screaming and violence from neighbors. Constant smell of cheap weed. There was water damage under the cabinets in our bathroom when we first moved in, instead of fixing it they painted over it and said it’ll be fine. There’s so much more that goes on here. If you can avoid these apartments, do so.
