Excellent property management team. Twelve rivers has made renting easier. Great service and speedy response when I have any concerns. Property is well maintained and they prioritize making us feel right at home.

If I could leave 0 stars, I would. They never respond. You have a better chance at flying to Mars than to get in touch with them. The absolute worst management team there is.

We attempted to rent one of their properties (2725 Bristol Dr. #1, Austin, TX 78723). The terms of the rental application stated that we would receive a refund of the application fee if denied for any reason. We were denied, due to 1 of the 5 (the other 4 have 700+) of us applying having bad credit. No eviction or criminal history, just a bad credit history due to payment history, tickets, etc. Paul said he would pay back the money, but then stopped responding. This is a terrible act of bad faith, as he agreed to pay us back our application fee and also has terms in the application contract that they would refund the fee if denied. If I could give 0 stars, I would.

Kailesh is simply the best! I contacted him on short notice, and he didn't hesitate to meet me at his office during his off-hours. He patiently walked me through everything that needed to be done, making the entire process feel clear and manageable. It was a truly wonderful experience, and I highly recommend him!

If I could give zero stars, I would. I rarely complain..let alone take the time to post a review. But, this was such a bad experience I thought I would help some folks out. Terrible experience with Twelve Rivers, in all areas. Weeks to months without standard communication on tickets/repairs, fighting for maintenance when they actually picked up a ticket, fighting for repayment on urgent repairs…just an overall nightmare. Had to create our own spreadsheet to track it all for accountability/time stamps etc. We ended up taking legal action and reported to the BBB in the end. Save yourself!
