Great community with friendly staff and well-maintained grounds. Overall atmosphere here is very welcoming. Definitely recommend checking it out if you’re looking for a place in the area.

I lived here for around 2 years. It's arguably a quieter area around South Lamar, gives you a "newer" apartment complex experience, with no retail attached (big plus). Not too close to the main highway, so less traffic noise; although there's recently been construction around here. The garage door and garbage trucks are sometimes a bit noisy, but generally at an OK level. Grill has not been working for almost a year, but they explained it was a serious safety concern (back to a working state now). Amenities are not new but maintained and working. Common area maintenance is good (they keep it pretty clean - honestly, it's the bare minimum, but let's admit a lot of apartment complexes can't do it). Management is friendly and kind; response time is generally quick, and the maintenance crew resolves tickets fairly quickly. My main concern is the dog owners in the complex. I know this is not something management can control, but it is arguably the worst part of living in this apartment. Again, I know that managament tries their best to make sure people are comfortable, but it's still a horrible experience. Just recently, I saw 4 or 5 different dog owners unleash their dogs in the elevator and on the patio (not allowed per the lease), and the dogs tried to attack my friend. When I reminded them that they should leash their dogs, they told me they can do whatever they want in the common area. The patio constantly has dog shit (the staff cleans it fairly quickly, but still). Owners keep their dogs unleashed around their attached patios, and whenever there's a pedestrian passing by, the dogs bark excessively, sometimes at 1am. Management sent out multiple emails reprimanding these behaviors, claiming that they will issue lease violation fines for pet violations. But they have happened continuously throughout the 2 years I've been here. Either these fines are not imposed, or my neighbors are too rich to care about a $100 fine as they want their dogs to be free in the elevator and the hallway. Again - management did their job, and I'd say management in Westerly is one of the best among all the apartments I've been at. Nevertheless, you should be mindful that your neighbors might be the real issue. (Or, if you are someone who unleashes your dog even when prohibited, and doesn't pick up your dog shit - you will find a lot of fellows here). If you don't care, want to live in Eanes ISD or a quiet but high-end place around South Lamar, this place is for you.

I have lived at Westerly 360 Apartments and Townhomes in Austin, TX (off Walsh Tarlton and Loop 360) for the last few months. While it has been an okay place to live, I have major reservations about recommending this complex to new residents right now. The Positives: Maintenance and Staff I want to give credit to the property management and staff. They are kind people who work hard. The maintenance team, in particular, is the best part of living at Westerly 360. Despite turnover in the past, the current team is professional, friendly, and responsive, often answering calls after hours. The Negatives: Noise, Infrastructure, and Security Unfortunately, the external issues make living here very stressful. Construction Noise: There is heavy construction happening right next to the townhomes that has been going on for years. You should expect jackhammers and heavy machinery starting before 7:00 AM, even on weekends. It feels like the work is happening feet away from the units, and with future phases likely, the noise won't end soon. I advise asking specifically about how management plans to address construction noise as there are dozens of heavy machinery vehicles and construction equipment throughout the main thoroughfares of the complex (Watkins Way). Watkins Way (Private Road Condition): The main entrance, Watkins Way, is arguably the biggest issue. Because it is a "private road," the City of Austin will not maintain it, and the landlord has neglected it. It is full of potholes and dug-up utility sections with loose gravel that damages tires. Parking Bottlenecks: Because Watkins Way is narrow and the fire lane paint has faded, residents park on the street, creating significant bottlenecks trying to enter or exit the complex. Security & Break-ins: Safety has become a real concern. We have had multiple break-ins at the community mailboxes for the townhomes, and the apartment package room was recently broken into as well (this was a forced entry unfortunately). Vacant Lot Risks: There is a massive vacant lot next door (formerly a bank) that is unmaintained and full of construction debris like nails and screws. With no security patrolling it, the lot attracts random loiterers and cars overnight. Amenities: The apartment gym equipment is old and frequently broken. Management needs to replace the machines rather than just patching them up. The Verdict The staff is great, but until the construction noise stops, Watkins Way is paved, and security is improved to stop the mailbox and package theft, I would look for housing elsewhere in Austin.

I recently moved into Westerly 360 and am super happy with how helpful the building managers, Tiffany and Ren are throughout the entire process: answering email questions quickly, helping with furniture delivery and ensuring my move-in went smoothly. The maintenance staff has also been super responsive. Mike quickly fixed a couple issues and also helped me install a water filter. Thus far, they have been the most attentive apartment management team I have ever encountered.

I really enjoyed living at Westerly 360! The units and amenities are nice and well kept. It’s a relatively quiet community in a safe area with easy access to a lot of things. The real reason I loved living here is that the staff is fantastic. The property manager, Tiffany, goes above and beyond to make residents feel comfortable and happy. The maintenance staff is also wonderful. They answered my maintenance requests very quickly and efficiently, taking the time to explain and educate me. You will love living here!
