In my past 17 years of living in different apartments, this Marquis at Ladera Vista has been the best by far. Within my current 8 months of tenure, the management and maintenance team both have been immaculate in their professionalism and service. Amanda, the community director is so approachable and has managed the property to the highest quality. Maria- leasing consultant is amazing! I mean amazing! She was so so welcoming and informational when I first visited this property that I locked this apartment within few hours of surfing around other properties. Every time I meet her I always have a lovely conversation. The maintenance guys Julio and Alex are friendly, professional, and hands on. The maintenance team fixes any issues in the apartment within 24 hours. The unit itself is spacious, upgraded kitchen with granite countertop, plenty of closet and balcony space. There is sunlight throughout the day in the apartment with shades from the trees which gives such aromatic experience of nature. I get to enjoy other amenities such as gated communities, swimming pool with jacuzzi, a walk around space surrounded by the apartment building where I get to see rabbits and deers occasionally. Groceries such as Costco, Traders’ Joe, Sprouts, HEB, Whole Food are in close proximity. Target, TJ Maxx, UPS store, USPS and other coffee shops and restaurants are also nearby. Exit to I-35 and Loop 1 highway is within a mile or two. The Domain area is just about 2 miles away. This place feels like home to me. This place provides everything that I expect from an apartment and my lifestyle. I have enjoyed every day here living in peace and tranquility within the city space. No wonder this property was chosen as 2025 Apartment of the year.

I have been here around 6 months and my experience has been great! I did have items that needed addressing when I moved in however they were resolved right away. Maria did a wonderful job of showing me an apartment that has turned out to be absolutely perfect for me. The community is so peaceful and quiet. Everyone I have met has been very welcoming and kind I hope to enjoy life her for a very long time.

We lived at Marquis Ladera Vista for a little over a year and were very pleased with all aspects of living there. I honestly didn’t want to leave, but we needed a bigger place. Management was easy to work with and the property is well maintained. If you’re looking for a one or two bedroom apartment, this is a great choice.

When we moved into the unit it was not ready for new tenants. There was debris on the floors from painting and lots of unfinished corners and cracks around sprinklers and outlets. In our closet was a large metal panel with a large gap (pictured). Then we discovered our fridge did not work and the dishwasher leaked water and reeked of bleach. On top of this our primary bathroom shower had a loose faucet and showerhead. Neither were properly affixed to the wall. The 2nd bathroom had a similar problem. Our front door had a large enough gap between the frame and the door to see light and feel hot air leaking in. There were drippy rust stains in our kitchen sink and large gaps around plumbing in the utility closet and around the floorboards in the kitchen. There was also exposed expanding foam in our primary bathroom and to top it off we discovered a dead American cockroach in our kitchen that first Sunday morning after moving in. We noted all of this and more that I won't waste time listing on our move-in form and let them know as soon as their offices were open that first Monday of the problems. They did send someone to fix the glaring issues. Though those fixes were more patch jobs than actual fixes. The dishwasher continued to leak and the bleach smell was waved off as simply left over from the cleaner. The fridge could not maintain food safe temps after that first visit and it took my husband continuously pushing for them to fix the problem to get them to do anything about it. It took 11 days for a new, working fridge to be installed, the maintenance staff did not remove any of the tape or plastic from the fridge before plugging it in or telling us so we discovered that long after the fridge was cold and we wanted to use it. The 11 days without a working fridge caused medical issues for me as I have a medically necessary diet that cannot easily be supplemented with premade foods or fast food and without a working fridge we could not adequately cook in the unit. Then there were the roaches. We told them the first Monday of the roach sighting and they did nothing but make a face. It took filing a request and complaining that the roaches were crawling onto our bed and dropping out of bathroom vents for them to send pest control. Yes, you read that right, roaches got onto our bed and fell out of vents. We also reported a window in the second bedroom with clear water damage in the frame. The window had a different set of blinds from the rest of the unit and we only discovered it when my husband opened the window and a huge chunk of paint and drywall like material crashed down on him. They never sent anyone to look at it. It was brought up in another email later on and they still did nothing. Whenever we brought up issues the office staff would say, "well the previous tenet never complained/mentioned it/reported it" completely dismissing our complaint. Because if this random man before us hadn't complained, we shouldn't either. Also, someone with cws customer care replied to my husband's complaints to say the community and unit met cws standards. So...take my pictures and story along with that statement and do what you will with it. If all this sounds like fine living, go for it. Just know they only want your money and won't fix your unit.

I recently moved after living at Marquis at Ladera Vista for over 7 years, and I can’t say enough good things about this place. The property is beautifully maintained, and the management team—Allison and now Amanda—have always been responsive, professional, and truly care about the residents. They handled the 2021 Snowpocalypse incredibly well, keeping everyone safe and informed. It’s a smaller, peaceful community that’s perfect for pet owners, foodies, and anyone who enjoys shopping or the outdoors—with The Domain and Arboretum just minutes away. This is hands down one of the best-managed properties in the Jollyville area. I highly recommend it to anyone looking for a home with a true sense of community. Thank you, Marquis at Ladera Vista!
