Heads up-the city is doing construction on the street, noise reaches several buildings, not just the closest. Soon the apartment complex will start fixing flood-damaged apartments-expect loud music and constant hammering. In the last several months, several apartments have filed work orders about water plumbing. Our water bills rose heavily compared to electricity-so inflation doesn't explain it. If you're moving in, just be aware. Management-please check if there's a real water plumbing issue.

A big shout out to the maintenance crew! Yogi and his team are responsive, timely and have worked hard to resolve any issues.They have been great! It's been a minute since I have lived in an apartment. Caprock Canyon is a unique property with deer, trees and wildlife. Love the location! Walking trails, close to HEB, Randalls, fabulous Goodwill, Arboretum, restaurants, churches and so much more....Thank you again!

My husband and I were residents in unit 2105 from January to July 2025. To start, we really liked the layout of the apartment as it really worked for us. The complex is in a great location as well, with a nature preserve right next to the complex. We enjoyed our apartment so much for the first few months, but things took a turn when the weather started warming up. We immediately started noticing bugs in the unit. It was odd because they were appearing in the middle of the unit, no where near a door. Rollie pollies would crawl up from the carpet in random spots. At first it was manageable, but then we would be having a dozen of them appear every day. When we first moved in, we removed a bathroom drawer for cleaning and we saw behind it was literally a pile of dead Rollie pollies covered with dust. It was horrifying. I could tell that this was an ongoing problem for this unit. Soon after the bugs started, we were getting really itchy insect bites every day. The Marquis would come out and spray for bugs on Thursdays if requested, but our bites were just getting worse. We checked everywhere, even for bed bugs, and saw nothing. This continued on for 2 months. The Marquis would come once a week to spray and they even sent exterminators to investigate, but they found nothing as well. When we slept in a hotel or somewhere else, we got no bites. The bites were only happening at the apartment. In between all this happening, there was a storm in late May that caused water damage to the apartment. We had water enter our unit from the top of the bedroom window and from the dining area. The carpets got wet and the smell was musty from the dirt that entered our apartment. The entire patio had around 4 inches of water at one point. They sent teams to investigate the damage, but nothing happened in terms of repair. We complained to them after the apartment got unbearable, and they told us very abruptly in July that the apartment was unlivable from the May storm and that we had 1 week to move out. They did return our rent for those months after the storm, but I do believe that it shouldn’t have taken that long to address the issue. I will say that the management team was definitely trying to help us during all of this, but nothing ever got actually resolved. I am heartbroken that we had to leave because I loved the location and the complex overall, but I agree that it was unlivable.

Moved here about five years ago and absolutely loved it. Beautiful location and quiet since it's tucked back away from the road with lots of trees and deer to watch as they roam. And the privacy of my apartment was amazing. The staff was great and the maintenance crew was quick to respond. Then the management group changed and so did the tenant care. The property manager is definitely not a people person and showed little empathy, especially in late May when the location took a direct hit from a microburst storm that caused a lot of damage. My apartment was flooded and it took a long time to get any kind of help. When we called the office we were told that maybe we should get a mop and bucket. We were then given seven days to vacate or our belongings would be removed by the complex. No offer of another available unit. I absolutely would not recommend this place.

Living at Marquis at Caprock Canyon is really rough, I can’t lie. I have had so many issues since moving in. The first week my sink and dish washer broke. My sink stayed broken for like a month before they took me seriously and fixed it. In addition, there are so many power, internet, and water outages. This may not necessarily be Caprock canyons fault, but living off Spicewood springs road with all the current construction and poor infrastructure really makes living here difficult. In addition, when touring I was told that units were built to condo standards, yet I still frequently hear my upstairs neighbors moving and walking around. I also am not a fan of the apartment layout, for some reason all the bedrooms face the street and if you are on the ground floor (like I am) car lights will peer into your room. Also, for some reason, the AC doesn’t ever really cool the apartment. I saw numerous reviews stating this but hoped I would it wasn’t true.I am anxious for my lease to be up so I can move out. The one good thing I can say is that despite still hearing my neighbors, this complex is still fairly quiet and I do enjoy having the nature trail to walk on. My advice: sign elsewhere and come visit to take a walk on the trail.
