Apartment area smells constantly like weed and smoke, and my unit ended up smelling like a smoke shop no matter what I did. The management seems indifferent to basic cleanliness — I frequently saw roaches in the apartments, dog waste left outside, and trash in common areas. Noise from neighbors is common, and the walls are thin, making privacy nearly impossible. Maintenance requests are slow or ignored, and the overall upkeep of the property feels neglected. I would only recommend this place if you don’t mind living with pests, odors, and ongoing management issues.

The new staff is so kind. All of my maintenance requests are handled quickly and there’s never any noise from my neighbors. Great location too!

Mixed experience overall You can tell this is an older complex, but the current leasing company is honestly the best I’ve seen in the past few years. They maintain the pools and landscaping well and even organize community events, which is a big plus. That said, shared areas really need attention. The gym is extremely hot in the summer - AC barely works, most dumbbells are missing, and it’s been like this for a long time. The laundry rooms are just as bad: one of them has been out of service for months at a time, and the leasing office either doesn’t respond or sends out generic “issue resolved” messages when nothing has changed. It gets over 90°F in there, and prices keep going up. Some residents have even had clothes stolen. On the bright side, maintenance is responsive and friendly. And for the first time in years, someone actually trimmed the palm tree by the pool- credit to the current team for that. It’s frustrating to see how long these issues have been ignored. Shared spaces are a basic part of what we pay for, and we deserve better upkeep and honest communication.

It has been an absolute pleasure working with Ruby and Samantha. I truly value their attention to detail and their responsiveness in addressing all of my questions and concerns. On two separate occasions, I encountered maintenance issues with my dishwasher and sink, and both times the team was able to resolve the issues on the same day. I am also thoroughly enjoying the downtown view and the convenient access to everything I need, including groceries, the gym, and hiking opportunities. The communal areas are wonderful, and the neighbors are friendly and welcoming. I sincerely appreciate the kindness and openness of the entire staff.

Right now, there are only three washers working across all laundry facilities in the entire complex. This has been the case for over a week, despite an email claiming the issue had been resolved—this was false. The front office staff is unhelpful and only directs residents to contact the phone number and email posted in the laundry rooms. Unfortunately, the “CSC Go” washer company often takes weeks or longer to fix machines and never approves refund requests. I have submitted several refund requests because, even when the machines are operational, they frequently break down mid-cycle, wasting the money paid. The property management has changed four times in the three years I’ve lived here, and it seems to get worse with each change. The rent is too expensive for units to not have in-unit laundry hookups, and the current property management company, “Respop,” does not seem to take the laundry issues seriously. This is all not even to mention that a man was threatening a woman with a knife, and was then shot by the police in the front parking lot. The name of the apartments was conveniently changed away from “Tides at South Lamar” shortly after that. The pools (that are referenced as amenities) are always dirty, and I have even seen them get dark green from extended lack of cleaning. The list goes on. Really the only positive of this place is the location, but there are better options. When I eventually move out, the most aggravating factor will be the laundry. (Note for the pictures and videos: for the few machines that don’t have an error message, they still say offline when the QR code is scanned with the app.)
