I’ve rented across the U.S. for 10 years, and my experience moving out of The 704 was the worst I’ve ever had. The property sent an incorrect final bill, then ignored my requests for clarification for nearly three months. Without warning - and while I was still actively disputing the charges - they sent the account to collections. The management team offered no real help or escalation, and I was ultimately forced to pay the full amount just to stop the damage to my credit. My credit score is now impacted because of their errors and complete lack of communication. If you’re considering renting here, be very careful. The move-out process and management support are extremely poor, and the way they handle billing and collections can seriously harm your credit through no fault of your own. I would not recommend this property to anyone. Update after management response: The reply from CWS doesn’t reflect the actual issue. I followed every required step - I requested clarification on the incorrect bill on September 5th (four days after receiving my bill) and sent multiple follow-ups for nearly three months with no response. Despite my active dispute, the account was sent to collections without notice, which is what caused the damage to my credit. Their statement about “following procedures” ignores the real problem: no one responded or helped, and the lack of communication is what escalated this. Their response does not address why my emails went unanswered or why the account was forwarded to collections while my dispute was still open. Renters should be aware that unresolved billing issues can easily end up harming your credit due to their inaction.

I’ve had a great experience living here! The maintenance team is amazing, especially Bobby. Every time I put in a request, they take care of it quickly and always do a great job. The office staff is just as helpful. Derek, the manager, and everyone else in the office are always friendly and make sure any questions or concerns I have are handled right away. It really feels like they care about the residents here. Highly recommend

Absolutely terrible management. They will try to screw you over any opportunity they get. They tried to double our rent at the end of the lease then at move out charged us for carpet replacement when we did no damage to them. A friend of mine is going through the same thing with getting charged for carpet replacement. I’ve never had so much trouble with management and they are so difficult to work with and refuse to help. Oh yeah and the elevators never work. Absolutely would not recommend living here to anyone. If you love added stress to your life, nonsense payments, and awful management, this is the place for you. To respond to the 704’s response: I have a video of my apartment and they were unable to give me locations of the photos so that I could verify them. The photos appeared to show a couple spots that were barely dirty. They claimed the cleaners deemed the carpets “beyond repair” and did not even attempt to clean them, we never spilled on the carpets. Now we’re being charged $700 for 100% replacement. Also the trash chutes are always clogged, fill up and they don’t clean them out so you can look forward to that as well

For my first studio apartment (SMART Housing) and living on my own, this was a good starter. Close walking to Asahi and Jersey Mike’s. The Fig restaurant that opened here is pretty good too! I do like being able to park my car in the garage, protected from the elements. Community events are enjoyable. Though for a self-proclaimed “luxury” apartment complex…don’t make me laugh. Writing this review because seeing my hallway neighbor’s broken litter bag and cat poop strewn everywhere after trash valet pickup was my last straw…which yeah that’s an individual issue but it was enough to ick me out. 1. Maintenance is quick, but they don’t do their job. When I first moved in during the summer, my AC had a mind of its own and would fluctuate in temperature. For example, I would set it to 72, and it would shift from 68 degrees to 80. When maintenance came, he used a thermal gun and it just so happened that at the moment, it was at 72. He was like “it’s working” and promptly left without actually doing anything. Of course, it went back to 80 again. I had to place two more work orders before they finally stopped ignoring the problem. Additionally, I’ve requested multiple times to please fix the ceiling pipe in my shower since it was excessively leaking. Each time, I was dismissed. “Oh well it has to do that because of the AC unit and humidity. Each unit is like that.” It caused my shower to turn yellow. I used to have a bowl to catch the flow but it was an eyesore and rancid. No matter how much bleach, vinegar, Pink Stuff, and sheer brute force, it is still freakin’ stained!!!! If y’all charge me for “damages” I will be upset. Also, bugs somehow emerged out of nowhere and enjoyed the scum water to procreate. Finally, after my 5th request they were able to re-route the dripping water to the sink. Though the worker said this solution is temporary. Why didn’t they do this in the first place is beyond me. Furthermore, my dishwasher rack was rusted before I moved in. I requested them to replace it since I didn’t want my dish ware to get discolored. They brought a “new rack from storage”… and it was only slightly less rusted than the previous one. -___- SMH 2. Residents keep inappropriately dumping their trash on the floor of the garbage chute room. No matter how many emails the apartment sends, people keep littering. It’s very disgusting and frustrating. 3. THE PACKAGE ROOM SUCKS!!! I hate how everyone’s packages are out in the open and not secure. Luckily no one has stolen my package. Almost weekly, I am helping poor Amazon workers navigate how to drop off deliveries because the path to the room is confusing. One time, a worker was stuck in the elevator and wouldn’t have gotten out unless time aligned with a resident wanting to utilize it. The open button didn’t work for the worker to free themself!!! Also, the workers who do make it to the package room always put my packages in the wrong labeled section for apartment units. I think a staff member does take the time to write down the unit number with a sharpie after they’ve noticed lingering goods, which is helpful but more often than not I have a hard time finding my item. Will not be renewing. I have more gross photos from negligence in other parts of the complex, but I’ll spare your eyes. Do better, people who pay good money deserve good living. Also, in case the apartment says, “we couldn’t find your name in our system so you’re fake”- my legal name and Gmail name are different.

Lived here for a year and I wouldn't recommend this place. 1. Roaches: my unit had roaches upon move in, I sent numerous maintenance requests, issue was only temporarily resolved, the roaches came back. Issue was never fixed, I'm not surprised seeing a bad review about roaches, maybe that lady got my old unit. 2. Parking in building 1 was always bad and overcrowded. Some nights I've had to park outside the gates near Broken Spoke... 3. Hallways/stairwells are dingy. 4. The pool area and gym are prob the nicest parts of living there. 5. Leasing office is somewhat friendly, Derrick was always very nice, but some things just felt out of his control to resolve. The location is convenient but the cons make it not worth living at the 704.
