The customer service team is always friendly, responsive, and genuinely willing to help with any questions or concerns. What really stands out is the amazing maintenance team — they’re prompt, professional, and take pride in keeping everything in top shape. It’s clear that the staff truly care about the residents and the overall quality of the property. Highly recommend!

These people put me in collections twice for fraudulent debts that were not owed, years apart. I lived at the Tambaleo several years ago for a few months, and got a collections bill for 1.4k from TSI shortly after moving out. This was after paying the 4k in "move out charges" they slammed me with for terminating their lease agreement early. I disputed the extra 1.4k for several months, and TSI eventually issued a cease and desist to Tambaleo, closing the case. Then, late last year they put me in collections AGAIN for the same bill (yes, several years after I moved out), this time with Genesis cred. Genesis did not attempt to verify the debt, and escalated to a derogatory credit mark very quickly. My credit score dropped 100 points overnight with very bad timing. Immediately filed a federal complaint with the CFTC against Tambaleo, supplying evidence of all charges paid, and won again. After receiving my notice from the CFTC, Genesis immediately closed the case and restored my credit. Do not move here if you care about your credit score or financial future. If you live here, document every penny you give them. Keep copies of your ledger for at least seven years in case you get sent to collections by them years later for fraudulent charges. Take screenshots of your ledger before you move out, and film your unit carefully. They deleted my ledger shortly after I liquidated their exorbitant move out charges, but luckily I had been diligent about retaining digital copies and email records of all communications, charges, and payments. Without that evidence, I'd have a derogatory mark on my credit report for the next seven years, severely restricting my access to credit. Posting as a public service to protect the Austin community from these predatory rent extraction practices.

I just signed my third lease at Tambaleo, and over the years I’ve experienced a few different community manager changes. Ashely has been by far the easiest to work with. She’s clear, communicative, and incredibly responsive, which made the renewal process smooth and stress-free. I love my apartment ~ the location is fantastic and very convenient. I would absolutely recommend Tambaleo to any friend looking for a great place to live. Cheers to another year at Tambaleo!

Do not move here. Landlord does not address any issues and deflects. I have been living with a disgusting smell in my apartment for over a year. Squirrels have gotten into the walls and nested. I have gone back and forth with the landlady and in the end she denied the smell even though I have a phone recording stating she smelled it. They hired some shady cleaning vent service and in the pictures you see, he used my OWN ozone machine and stuck it into my vent, which is so dangerous and I was lucky my cats were not in the apartment. I have been dealing with ants for months and they have migrated into my bedding. I wake up with bites. I enter pest control often and they say they come to spray, but I highly doubt it. They are lazy and money hungry. The laundry machines are always out of order and they charge a ridiculous price There is a weird set up in my bathroom for the AC unit and it continues to leak. They keep "fixing" it but with everything, they temporarily fix stuff to shut you up. I continue to experience higher charges in rent which I have emailed about. The landlady blamed it on my lack of insurance which would only be a $20 dollar charge. I have been paying almost $150 more. I never got a response back. If you read nothing else, read this: this place relies entirely on its location. They do not actually offer the amenities they advertise online. There is no real pool, and they count the nearby Barton Creek as the pool. Maintenance and management are unresponsive and lazy and eventually stop replying. Pest control is basically nonexistent, and there is an ongoing ant and roach problem. They also add random trash fees that make no sense, which quietly increase your rent beyond what you originally agreed to. Management is too busy making stupid tiktok videos. Do yourself a favor and look somewhere else.
