South Lamar Village

EDIT: Our A/C had gone out once again. Instead of office staff providing us with any sort of updates, THEY ARE THROWING A PIZZA PARTY. We’ve had a temporary A/C unit put in, but it does not keep temps down indoors while the Texas summer begins to ramp up. My partner & I are sleeping on a mattress on the floor of our living room to keep cool. This place continues to be a disaster. Still without hot water in February of ‘26. Management has done absolutely nothing to compensate us, or even provide a single meaningful update on this situation. We have not had hot water consistently since December of ‘25. Our hot water does not get above 72°, so if you enjoy showering in Barton Springs temps, this is the place for you! We are once again without hot water as of January ‘26. Management is again, extremely rude & dismissive when trying to address these issues. Do not move here. My partner & I have lived here over a year. Here’s a breakdown: - We’ve had 20+ maintenance issues in our unit alone. This most notably included profusely leaking A/C, as well as both heating and cooling failures (photo). On a positive note the maintenance staff & outside vendors are quick to respond, friendly, and understanding. - Constant & frequent water issues. We completely lost hot water for over a week during the winter of 2024/5 & again this year. We experience constant outages in our buildings for lingering maintenance issues. - Most disappointing of all is the extreme lack of communication from the front office. For most, if not all of those situations listed, we never received updates on when maintenance would be completed. Just this morning our entire staircase was removed with 0 notice (photo). The office managers are dismissive, rude, and fail to provide any solutions when you attempt to reach out. They are great salespeople however! There are plenty of options on South Lamar that are far more reliable, at similar price points, and offer far superior amenities. Save yourself the headache(s)!

Do not live here. They constantly shut off the water/cut off access to hot water. During Christmas week of 2024 there was no hot water for a week (Christmas day included) and had to bring in portable showers… i lived here for 1.5 years and would never recommend anywhere less than here. Another thing to note, they gave us a date of move out which we were all moved out by and then when returning the keys the lady in the office asked if we had put in our “2 month notice” that we were moving out. On the portal it literally says our move out day was January 16th but they then expected us to pay for 2 additional months since we did not put in a formal notice. Although I realize that is also an error on my part, they never mentioned this clause of the lease to us and it seems like something to mention unless you are trying to scam people put of money which I just think is unethical. Overall, horrible experience, weird staff, never compensated for loss of water or lack of hot water (basic necessities) and no I would not like to call and resolve the issue. The issue was resolved when our shackles were removed from this nightmare of an apartment complex.

I was going to wait until I moved out but after almost a year and a half I’m over it! I highly recommend you NOT moving here. The amount of problems with work orders and maintenance I’ve had is actually insane. A flooding bathroom, no water off and on for months, and the washer/dryer combo is a joke. This is like the third property owners I’ve seen and they are the worst. The location and property is why they got two stars, but don’t waste your money!!!! Also please do not comment about me “reaching out” with my concerns because I did a few months ago and it was just passed up to upper management. Only no one seemed to care. I will not be reaching out because clearly nothing will change. Good luck!!
