This apartment complex offers a fantastic location near downtown Austin and the Barton Creek Greenbelt, providing easy access to nature trails and local amenities like grocery stores and restaurants. Residents frequently praise the friendly and responsive staff, well-maintained grounds, and appealing amenities, particularly the beautiful pool area and dog parks, which contribute to a strong sense of community. However, some residents have experienced issues with older unit conditions, including noise between floors, occasional pest problems, and concerns about water service interruptions, while mandatory fees for certain services are also a point of contention.

Water is cut off daily for hours with No communication of when to expect it again, this happens multiple times a week every week, I don’t understand how it’s OK for residence to not have access to running water so often or being able to flush their toilets, this is unacceptable to happen as often as it does

The location, staff, maintenance, and safety is 5 stars. I always felt super safe here despite living near the busy road. Staff were always kind and accommodating. Others mention the pool and yeah it’s gorgeous but often it’s so busy and dirty you don’t actually want to get in. The actual units are HORRIFIC, old, and feel like they’re gonna fall apart at any time. The floor is SO slanted that you feel unsteady. Don’t live on the 1st or 2nd floor because it will sound like your upstairs neighbor will fall through the ceiling. And then there’s the mold. After two years of living here and experiencing negative health effects, I started finding mold all over the apartment. Management had me move out early but didn’t offer any compensation. There’s no way the amount of mold found is normal or healthy. I don’t feel confident that they will do anything but paint over it. Every surface has a nice thick coat of white paint. The amenities aren’t worth the fees you pay. The gym has three treadmills, two ellipticals (one that’s broken), one stair master, and an assortment of free weights. The WiFi doesn’t reach to music is difficult. The two pools are alright. They boast three dog parks but one is actually a runoff area so anytime it rains it floods and has bad mosquitoes. The other two have such large gaps in the bars that they’re unusable for my smaller dog. They brag about green belt access but they don’t upkeep the trail entrance. Overall I’m really sad that the actual apartments here are so outdated and overpriced for the quality you’re getting. Minus the actual apartments, this is a great place to live. Despite the potential cheaper rent for a good area I wouldn’t recommend anyone I love to move here.

Wouldn’t recommend at all. Easily the noisiest apartments I’ve ever lived in. Can hear everything neighbors are doing, and I truly mean everything. Can even hear music from nearby cars, and the occasional DJ music on a Sunday at 11:30 at night. Almost impossible to go to sleep at a decent hour or have a relaxing morning. Also big pest problem. Maintenance has been quick and staff is friendly. I know the location is good, but you have find better spots.

I wouldn’t recommend living here. The pool might look appealing at first, but don’t let that be the reason you choose this place—it’s not worth it. We lived here for three years. Our first unit was a good experience, but the last year and a half was extremely frustrating. During that time, we dealt with ongoing pest issues, including bugs and fleas, which were never properly resolved. The flea problem, in particular, persisted on and off for about nine months, largely due to the condition of the grass areas. The grounds were often unclean, with dog waste left around, and management did not take meaningful action despite multiple complaints. Management overall was difficult to work with. There were issues with communication and follow-through—for example, confusion around our move-out notice despite us having a clear email record. We also had a situation where rent was charged twice through the portal, and it was very hard to get assistance or even basic acknowledgment of the problem. Over time we have to elevate complaints (when dealing with fleas for NINE months) Denise Derrick was not helpful at all, cannot stress that enough. They repainted a whole complex, while we lived with bugs and fleas on and off. Another concern is the condition of shared amenities. The main pool, which is heavily advertised, was frequently dirty. The water would become murky, and there didn’t seem to be consistent or thorough cleaning. Finally, be prepared for unexpected charges when moving out. When we transferred between units within the complex, there were no repair charges. However, after moving off the property entirely, we were billed $600 for patching and painting, which felt inconsistent and excessive. We are not the only ones who got this treatment, the fear of these ridiculous fees was a reason we chose to stay on the property for another year. Overall, while our initial experience was positive, the decline in maintenance, cleanliness, and management responsiveness makes it hard to recommend this property.
