Review for Monte Vista Condominiums / Colonial Property Management Living at Monte Vista Condominiums has been a frustrating experience, especially when it comes to parking and the lack of communication between the HOA and Colonial Property Management. From the start, my partner and I, a two-person household with two cars, were told by Julio, a leasing agent, that one of us could consistently use visitor parking since only one assigned space comes with a one-bedroom unit. While the lease technically states “one assigned space per household,” we were reassured this would not be an issue. It wasn’t a problem for most of our lease until the very last month, when we suddenly started receiving notices about parking in visitor spots. This happened without any changes on our end. Even when a family member parked in visitor parking for less than a day, they received a warning sticker. The enforcement became overly strict and unreasonable, with no flexibility or clear communication. To make things worse, the HOA and property management do not seem to communicate at all. The lack of coordination left us feeling misled and without any real options. It felt like we were set up to fail just for having a second vehicle in a two-adult household. I understand that rules are in place, and our lease did mention the single space, but the practical reality doesn’t match the policy. In a city like Austin, where most adults drive, the parking system here is outdated and doesn’t reflect how modern households actually function. The HOA seriously needs to revisit its structure and parking policies. Assigned parking with no overflow options simply doesn’t work. Current residents who’ve been here for years get to park wherever they want in other assigned spots with no consequences by those who barely been who been trying to obey by the rules get notices. This entire experience was one of the main reasons we submitted our 60-day notice. If you are a couple with two cars or plan to have visitors, I would strongly recommend thinking twice before moving in. What you’re told and what’s enforced can be two very different things.

Do not live here parking is just so annoying all bc of assignment. If you have a 2nd vehicle good luck this place will screw you over!

Nice facilities. A kiddie pool. A water volleyball pool and a 5 ft pool almost long enough for lap swimming.

Overall I would never recommend living here. The amenities have been trashed for over 2 years now. Despite filing several complaints & requests to have necessary maintenance & repairs to things like the gym, the management continues to ignore residents. There is zero security, & the HOA sits around collecting dues while not providing any sort of real benefit to the property. We receive angry notices via email often, but never see changes made in the community. Despite our initial pleasure with the location, there isn’t really a good reason to live here unless you’re part of the HOA board collecting a check. I would HIGHLY discourage renters or potential residents from wasting your time or energy at a community with such poor standards.

I came here to visit a friend around 8pm on a Tuesday night and my car got towed sometime between then and 11:30pm when I walked outside to the car. I was parked in a visitors parking like I was told to do. The sign had a number and said “Reserved. Towing enforced,” with “Visitors” painted on the ground. Im was just confused as to why I got towed. Now I have to pay $300 to get my car out of Austin Towing Company. I posted the pics so you could see what I am talking about. The signs are misguiding. Does this mean the parking spot is reserved for visitors? I asked my friend I I was supposed to have a parking pass showing and he said no. And to top it all off there was no other car parked in that spot after my car was towed so the spot must have not been needed or reserved for any specific time. I’m guessing it wasn’t reserved for anyone. If the parking spot was reserved then I think the proper signage should have been used. Instead of just saying “Reserved. Towing Enforced,” it should have said “Reserved for Resident. Towing enforced.” That was the visitors know that it is not reserved for visitors, but reserved for residents only. The place also does not have parking passes for the residents either so that also makes me wonder if someone just decided to call to tow my car just to do it. Why would they do that and not park there? I called Austin Towing Company and they said I was towed for “Illegal Parking.” So now who is at fault for illegal signage? Because a piece of paper in a plastic sleeve, with handwritten information and no phone number listed for any towing company, does not seem official to me. I emailed Micah, the HOA Manager about the issue and he emailed me back pictures of all 32 towing enforced signs throughout the community. (Pictures posted). Wow, instead of emailing me back with an explanation or any sense of sympathy for my issues, he just decided to be inconsiderate. Is this who you want in charge I your HOA? I emailed telling him that I have been parking in this visitors parking spot for the past 4 years and have never had any issues. They do not require a visitors parking pass. I was visiting with 3 other people and they parked their cars right next to mine and only mine got towed. I also asked if they sent out a notification to all residents telling them that their visitors had to have a permit? Because like I said. I have been parking in the same visitors parking for 4 years. His reply was “These notices are for all unauthorized vehicles.” What poor management.
