Gibson Flats Apartments

PLEASE READ IF YOU’RE SERIOUSLY CONSIDERING THIS APARTMENT COMPLEX. Also, residents are incentivized with rent discounts for positive reviews. I don’t agree with that, so this is my honest feedback after living here for 15 months. • My apartment smelled strongly of animal urine when I moved in. Management said it was due to the large stray cat population nearby and there was nothing they could do. • The stray cats regularly sit on and scratch vehicles in the parking garage. • Behind the complex, between the building and train tracks, there is a large homeless encampment. Safety and theft became a major concern during my time here. People frequently entered the complex, and vehicle break-ins were common. I personally had over $2,200 worth of valuables stolen from my truck, including my work laptop. Multiple neighbors also had break-ins and package thefts. • One night at 1 a.m., a homeless man got into the building, kicked over trash cans near the gym, and wandered the hallways screaming, “How the hell do you get out of this place?” • Guest parking is extremely limited, and guests/family members are often towed overnight. Meanwhile, the restaurant next door is given reserved spots inside the gated garage. • One of my neighbor’s vehicles was damaged by a tow truck attempting to remove it from a parking spot. Photos attached. • Garage doors were broken into, damaging the locking mechanisms. Management replaced the handles but never fixed the locks, making the fob-secured garage effectively pointless. • The call box system for letting guests in never worked properly for me during my entire lease, despite reporting it multiple times. • The resident payment portal is outdated and lacks basic features like payment history, lease documents, and insurance information. I now pay $500 less at another complex with a far better resident experience and portal. • Friends/neighbors of mine had mold issues severe enough that they were allowed to terminate their lease early after health concerns. • There was also a major structural issue with the balconies. Residents lost patio access for months while construction crews reinforced every unit. Loud construction continued through weekends, and no rent credits were given for the inconvenience. For the amount charged to live here, the safety, maintenance, and overall resident experience fell well below expectations.

The staff at Gibson flats was absolutely amazing a combination of knowledgeable, accommodating, and most off kind! If you're looking to move to Austin The iconic south lamar location can't be beaten! ask for julia she's one of the best leasing agents i've ever worked with!
