This is a great place to me. Ms Felicia and Ms Rhonda were great throughout the move in process. They were extremely patient and helpful. The apartments are older but well maintained. The maintenance crew are efficient. I just moved in, but no complaints from me. Great place with Great people.

If your dream home is:• Surprise indoor waterfalls (but make it sewage)• Mold as a roommate• Utility bills that defy logic• And management that treats recurring disasters like a casual suggestion Then congratulations, this is your place. Imagine paying rent to live inside a plumbing experiment gone wrong. During our time here, we experienced RAW SEWAGE leaking from the upstairs unit into our apartment. Not a “minor inconvenience.” Not a “maintenance will be by later.” I’m talking full-on, hazardous, black-mold-growing, health-risk situation. The kind of thing that makes you question your life choices while googling “is this how horror movies start?” The City of Austin came out and confirmed it was structurally unsafe. Let that sink in. Even more concerning? The Austin Tenants Council informed us that as of 2025, this complex had 37 code violations for similar issues. Thirty. Seven. This is not a one-off, it’s a pattern. One of our neighbors had an entire sewage flood collapse into her kitchen ceiling. COLLAPSED. IN. HER. KITCHEN. And if you’re thinking, “Well at least it’s affordable,” think again. The water bills alone will humble you.We were paying around $200/month… in a unit with NO washer and dryer. We now live in a 2,400 sq ft house WITH a washer and dryer, and our water bill doesn’t even hit $100. So where is that money going? Certainly not into fixing the plumbing. How are we being charged like we’re running a water park… when we went DAYS without working toilets, showers, or even running water? At that point, are we paying for water… or just subscribing to the idea of water? This isn’t “affordable Austin living.” It’s a gamble with your health, safety, and sanity. Recently moved into Forest Creek Village Apartments and the experience has been great so far. The move-in process was very smooth and well organized. A big thank you to Ronda and Felicia — they were incredibly helpful, friendly, and made the whole process easy and stress-free. They answered all my questions and ensured everything was taken care of quickly. Really appreciate their support and professionalism. Excited to be part of this community!
